Hi guys we would like your in put. We owen a small farm in east sussex and are looking at ways to diversify. We are thinking about all the normal ideas one of which is a camp site. Would people be interested in a swingers only camp site?

Yes, it would be a winner. But only in summer unless you had indoor playareas.

And you'd need to be well away from any neighboughs as they always find out that naughty, outrageous people play at your farm.

I think you would get a lot of interest.

As above, look into all the legality first.

And then the infrastructure,

I can deal with a night in a field and a chemical toilet in a shed if it is a festival, but I wouldn't willingly stay at a campsite without proper modern shower blocks with lockable cubicles.

Not sure how you then ensure the safety of your guests... members only would deter some.

The "blind eye" route of being a LGBTQiA+ friendly adults only site may be the easiest.

Not your fault if the guests are tent hopping.

We're currently at Lakeside Naturist campsite for our first time and have said that there would likely be a big interest in this. Naturist and swinger friendly would be ideal, unlike the naturist sites currently available.

Indoor areas would make it an all year site too.

Shower/ toilet blocks.

Electric hook-up points.

Maybe a pool, that can be open during good weather and covered during less favourable weather.

Outdoor sinks/ washing-up area.

Freezers to cool ice blocks.

Chemical toilet disposal facilities if you're having camper vans.

One point to keep things realistic and costs down go for a hot tub(s) over a pool if you are considering water fun. Cost of running is so much more for a pool (assuming you want to keep your guests healthy and returning in future

We have a small CL in an idyllic riverside location. No other facilities than electrical hook up points, water, disposal point and a simple basic toilet and shower block. We don’t promote the site for swingers but we do get them. We have always said that we would book out specific dates to make the site exclusive if this was of interest but this has not been requested as yet.

OP you are looking at going into the idea of a swingers site wholeheartedly but the demand would have to be there. ( it may well be) Why don’t you avoid conflict with local authorities by diversifying as a standard site, gradually create the facilities over time but make the site available for organised events initially and gradually move over as demand increases.

Sounds brilliant - probably best to prepare a few stone fire circles - too many random fires would ruin the pitches - perhaps a couple of big ones in the hope that visitors would cuddle up LOL!

Probably best to get steel wheel rims from the scrappers, easy to lift up for ground maintenance.

As we have an issue with caving on the wild permission I have with over use of firepits in one place, we ended up having to relocate the pit every 4 days to allow te ground to recover.

We've been doing this for a couple of years. It's swingers only, for now. We will need to open it up further for it to be viable long term.. We accept donations and make around £700 - £1k a year.

We've spent thousands however (planting trees, toilet, shower, summer house, sheltered seating areas, hot tubs, games room etc etc). On top of that is annual maintenance of grass cutting equipment and fuel, which will set you back around £1k a year.

Count on running costs of £1500 a year for an acre site, then factor in your time as well. As a swingers site alone, it's far from viable but if done properly, you can open it to all, and set aside weekends for swingers only. We'd strongly advise these to be invitation only, and that you control numbers and filter out those you don't want.

We intend to register the site with British naturism at some point when we're ready to grow it further.

We've had a few proper bampots show up (Firestarters, fighters and alcoholics etc), so fab is a great way to get a sense of how people may behave when they visit. Don't be worried about saying no. You don't even need to give a reason (you'll just get abuse anyway). Ours in couples only for now.

So far, ours has been a success, and is growing nicely. We've made some amazing friends, and met lots of lovely people. We run socials three or four times a year, by invitation and try to get groups together we know will get on.

That makes them very successful!

Lots more we could say, but there's a risk of wittering! 'Tom and Barbara' on fab are the only others similar to ourselves that we know of, and it's worth a look / chat with them too.

I'm summary; you'll meet lots of fab people and have a great social life, as long as you're careful, but swingers only will not be financially viable.

Good advice, we suggested a similar approach, best to get the cash flow moving steadily and perhaps change direction as the site becomes established. I suspect the location of the site would attract a higher volume of fibbers for the OP than anything in Scotland

Its a very good idea, I had a small holding in Cornwall with 8 acres, did the same thing, got licence for camping and mobiles, provided toilets and washrooms and had a barn for ‘dancing’ all was fine until the local yobs found out after a few months, then it was nothing but aggro, got heavies in to help, then drugs started with pretend swingers coming in an flogging stuff. Had to shut it down

Without wanting to sound like a negative nelly.

The idea is great but the site would have to be monitored carefully.

We've all been to club's, parties and read threads on here and seen/read how creepy some men can be and don't understand boundaries.

I would be very wary letting Mrs go and shower alone or even go to the toilet knowing that some creep could be hiding in the next cubicle thinking it's game on to do whatever they like just because it's a swinging campsite.

I mean just read some of the nudist beach post's.

Great idea if you can make it work. I would love to be able to visit. There is Max’s garden in West Sussex but it more a naturist campsite hidden away on a standard campsite with locked gates so pretty private. Obviously there are clubs like pleasures and eurekas that you can stay overnight in you camper, but a nice swingers campsite would be different but a barn etc would be a bonus. To keep the riffraff out you could make it a members club. I’m sure you have lots of ideas and lots of good suggestions too.

I have a vw camper and must admit to seeing who is near when I’m on a site or at a vw rally. I have yet to find anyone one at all lol. So no fun for me at standard campsites.

I have a loo and outdoor shower but a shower block would be best especially on a hot night. Festival’s are ok for one night if there are no showers with a body wash bug any longer and it’s not nice.

Fire pits would be good. I have stayed at a lot of sites and the best one to set up are renting a washing machine drum. I bring my own fire pit and have a heat proof Matt underneath.

I think electric hook ups would be a very good thing to have too, especially in the colder months so that you get customers or it just becomes a summer business. Hope to see you succeed with this. Very best of luck.

There are Showers toilets and food preparation area.

Party feild, marquee with seating lights music games and books, hot tub, sauna, outside dinning and seating, fire pit, couple of play area including a bell tent.

We open 3 May and then most weekends until October.

We would definitely go out of our way for a campsite where we could get our kit off and have some fun in the sun assuming there's a greater chance of sun in East Sussex.

Toilets block, waste disposal and electric hook up a must have for us and prefere a hard stand pitch for the campervan
