Maybe get in touch with Donald and Jacqueline from Benidorm?? I'm sure they were involved with something on Teesside.... Haven't heard from Donald for ages though, hope they're both OK.

Find Suitable premises in a non contentious location. You are looking at 4,000 to 5,000 to give a capacity of circa 200 - 250

Ensure any lease you enter into does not preclude the use you intend.

Seek advice from the local planning authority on the use of the building and your intended use.

Speak with the local authority licensing department and ensure you have the correct permits in place.

You will need about £100k to spend on the premises along with all the legal and professional fees.

Ensure that you have a full set of risk and fire assessments for inspection.

Pretty straight forward really!

Maybe there are only 2 because there is not enough demand for more. Have you considered that?
