Swinging Airbnb?

Someone mentioned at a munch-type social recently that they had been to an swinging event held at an Airbnb.

Given that there are swinging parties in our local area, the only way to get one there might be to organise a party at an Airbnb.

Has anyone on here put one of these events together, or even attended one? The legalities alone might be all over the place, so any advice about the whole thing would be helpful. Thanks!
