Many people book properties for meets and its all fine. The other side is you do have people who like to buck the trend, they want to be seen or heard having sex or put on a show. Ive seen enough threads on here about sexual activity in shop changing rooms or looking for a meet to have sex in hotel windows, masturbating upstairs when a tradesman is in the property, having sex with the hotel room door open, flashing, etc. Some people will have no regard for wether others want to be in on their ‘sexy fun’ and just bring attention to themselves. Problem is you wont know who you're letting to until the inevitable happens. " That risk applies equally if it was just a couple renting the house as they will probably be having sex and they could also want to be seen or heard….tenants breaking the rules and/or being too noisy is a risk that comes with renting to anyone. The person was implying that there’s more risk involved with renting to swingers and that’s why they should tell the owner and it’s why swingers aren’t welcome by most owners. I don’t believe that there’s a greater risk or a specific risk that comes from renting to swingers. | |||

"I feel like I’ve hijacked the other thread where I’m discussing this so have started a new one specifically for it. A comment was made (by someone who’s since deleted his profile) that if swingers rent a house off Airbnb, or something similar, they should tell the owner of the house that they’re swingers out of respect. I completely disagree with this and have argued that if 2 couples rent a house together with the intention of swapping partners they have absolutely no obligation to tell the owner of their plans as they’re not doing anything illegal or breaking any rules. There have been suggestions that swingers are more likely to have sex in view of the neighbours or have a sex party in the house so there’s more risk involved with renting to swingers but I believe that swingers are no more likely to break social decency rules than anyone else. It would be interesting to hear other people’s opinions on this because so far no one’s agreed with me." Be sure to get one that the owner has secret cameras in. | |||

Also they care about their neighbours, who often keep an eye on the property for them and on what's going on, and that you do not try to cheat them by cramming in more people than you pay for or beyond the occupancy limit. | |||

I stayed in an Airbnb flat once and the communal areas had signs up everywhere from tenants living there, pleading for guests to respect that people lived there. My part of the world has an ever-increasing number of Airbnbs and the behaviour of some guests (and the wider effects on community) is widely discussed. Owners need to keep people onside, so I can see why parties of any kind might not be popular with them. | |||

They have a terrible affect on the private rented market, reducing supply and driving up prices. The town in which we live has almost no private rented availability for families but literally hundreds of Airbnbs because of the extra revenue they generate and favourable tax treatment vs BTL. Other countries and cities have banned or heavily regulated them because of the market distortions they cause. The lack of private rented accommodation very nearly caused relatives of ours to move towns with all the resultant upheaval to their children’s education, parents work etc.Then there are the antisocial behaviour and noise problems in residential areas. | |||
