Playroom/dungeon equipment list

If you were to fit out the perfect playroom that caters for all tastes including the darker side, what equipment would you want? All ideas welcome. Everything from the big bits of kit to the smallest toys, including tech.

This is a serious question. After taking to my accountant about winding down my business including what to do with my home office that has desks for 3, I find that I could turn it into a studio/ playroom/ dungeon and rent it out. And if I do it before the end of February the government will pay 25% of the cost through super super-deduction

if you want a sex swing then you need to fit stronger beams and fit eye bolts into the ceiling.

I would prefer screw in type as they can be hidden better.

the chair/cross would have to be 2 into one type of thing, but id be looking at a multi use type instead.

this would allow spankings, blow jobs, anal /vaginal sex

the ceiling bolts can be used as tieing a person up with rope and suspending them.

Main piece I want is an chair for restraining too....

All of this folds away and is hidden when not in use....

I would say large and if want leather (although altenatives would attract vegetarians and vegans more).

I would have thought cost in Cross, benches and bed (with restraints) would be a good start

Oh there is a huge list but it honesty depends on how much space you have and if you want to cater to specific (or niche) fetishes styles of play.

One essential piece of kit for me, especially if it was for a dungeon for hire... it would be a kneeling spanking bench. Ideally height adjustable.

At clubs and events they are the most used pieces of kit because they lend themselves to many types and styles of play while being super comfortable to be on as the bottom.
