Hey I got a flat on Essex London border zone 4 tfl I was renting to tentant but thinking or renting it out for swinging meets where people hire it having a normal bed room and second bedroom a dungeon to hire

Think it cover it self money wise ?

Might be on to a winner there hire it out buy the hour lots of people can’t meet because nowhere to play with a try after Covid

Who will service it? i.e. clean it between sessions and make sure nothing's broken etc.

You'll be ok until someone dobs you in to the council (possible unlicensed venue and/or HMRC)

and what happens if we go into future lock downs, you WILL have to close

Sounds great in theory but I’d imagine there would be a lot of business use red tape you’d need to explore. Plus the neighbours probably won’t be too keen. You’d need to employ a manager/cleaner or run it yourself.

Personally, I wouldn’t fancy somewhere like this as I’d be worried about the police turning up. Or a key holder popping in. Or the neighbours knocking to complain. Or hidden cameras.
