We are visiting May Day bank holiday with a view to purchasing a property. Like minded couples with any advice? We would welcome a insight?

Do you have sn area in mind? Costa Blanca north ir south? Big difference in property prices.

I live on CB north, in a town called Moraira. Happy to give you some advice and tips.

Thoroughly recommend CB South near Torrevieja, better weather than CB North and property and cost of living much cheaper so your Euro goes further.

We would agree with that.

A few do's and don'ts.

Do find your own independent lawyer. Don't ever use the one recommended by an estate agent. We know a good one if you need it.

If you buy a new property, only if key ready. Do not buy off plan.

Be very careful with bank repo's. Don't make an offer unless you are sure you will get an instant answer. Many banks will sit on your offer for 30 days but you will be legally tied to it, meaning you then cannot make an offer at another one unless you want to finish up with two.

Do not do a quick tour, look at a handful of properties, then buy one. We've seen this happen so many times and it nearly always ends in disaster.

Get a feel for the area and different parts of it.

Do not let an agent panic you into a property with the "prices are going up fast" routine (most will try) Prices are rising now but by nothing like as much as they would have you believe.

Do a check list of your likes and dislikes. For example if you are a couple of beach addicts there would be no point buying a place that is a 20 minute drive from the beach (and there are plenty)

We have 3 properties here and have 18 and 14 years respectively in the area and have seen all of the mistakes (especially in the boom years) so many times.

We came out for two weeks with one purpose to visit as many property's as it took. After 8 Estate Agents and about 50 property's we found our ideal Spanish home. It was not an easy two weeks, quite stressful with some very untruthful Estate Agents but ultimately worth the hassle for our long term idyll.

El Campello, Alicante

I was coming over here for 5 years looking at various areas. Anything south of Benidorm and anything north of Torrevieja. I finally decided on the surrounding area of Alicante as not wanting to be too far from the airport nor wishing to be in a purpose built urbanisation. I have been living happily in Busot for 4 years which is 10 minutes inland from El Campello. Campello is a very nice seaside town just north of Alicante but not very touristy and just a few hotels.

I would just add that buying Spanish property can be a minefield. However if done properly and with the right lawyer it can also be very easy.

Your visit to the notary will be an experience. Cheque for him, cheque for her, bundle of cash to balance it out Etc. Thankfully the days of thousands being counted in the notary's toilets are long gone but the Spanish really do things very differently.

You will also need to budget for around 13% of the property price for legal fees and taxes.

You will need to get an NIE number and a Spanish bank account but any decent estate agent or your lawyer will help with that.

Oh! The last don't. Do not get yourself legged up on one of those 3/4 day property tours that are touted at Spanish property exhibitions and the like.

These firms are no better than timeshare touts and you will be submitted to a hard sell ordeal that you will regret.

Great advice. We too have been here 15+ years and agree totally with all of your points. The only other point I would add is maybe rent first and then buy. This would give you a chance to get to know the area over a period of time and also the amount of properties on the market is massive. Don't put an offer in after seeing 5 or 6 when your agent is "over enthusiastic".

Cabo roig is nice area. Variety of properties prices and locations. Good services and 1 hour to Alicante airport or Murcia just to south..
