we are looking into opening a new swingers club in edinbrugh or glasgow any suggestions welcome about location etc

I know it's not what you're looking for, but as edinburgh and Glasgow already have clubs it would be nice to see something further north for the rest of us. Pity that no one has the money though.

For us, it's an 80 min drive from our door to cjs. If you could provide something nearer than that or as easy to get to, with a hot tub and sauna, we would most definitely be interested

I'd say to do your homework first.

Look at the existing places in both locations, what they offer, what they're missing, and what their most popular nights are.

Both locations mentioned are huge and have loads of hotels available, but both are two of the most expensive places to stay in Scotland, so as said above, also look for alternative locations.

I'd continue with threads like this to see what people are looking for in a new club, as the people on here are potential visitors.

One thing I'd give as input is a good easy to get to, but private location. Somewhere that's an expensive taxi ride to get to, or surrounded by other houses would put some people off.

might be worth taken a little road trip south to experience what they have to offer facilities etc as i have taken a trip to After8 and have listen to loads about cj's and the defuncted Aberdeen club and have noticed they have nothing like the facilities down south have . plus it tends to be that the Central belt has the most followers off clubs so venturing past Stirling in my eyes is a massive risk but whatever you decide i wish you all the best in your Quest

I would say travel around clubs first see what type of club you think would work e.g. Nightclub based , sauna based. Etc. I think location is really important due to people traveling and getting hotels .

The thing with a niche venue like a swingers club is that people will always suggest it in "their backyard".

However one of my friends that runs a certain type of shop always says that people will always find a way to get to certain things, if it's worth the trip.

It was hardly a rent increase, more of a rent double! The owners wanted them out and had plans for the place so made it impossible for them to stay, and even if they managed to get up and running again they won't find anywhere with the same facilities, sadly

We have always said Falkirk would be a great location. In the centre between glasgow Edinburgh , then easy access from the North and lanarkshire. Only drawback is lack of hotels and other amenities.

My partner is a big fan of the sauna and hot tub, if cjs had those he'd be there like a shot but for obvious reasons it won't, so he's not keen.

That's why we've had lodge parties with those facilities and we're now running a bus trip to Infusion in July, because we miss them.

I would approach the dundee sauna to do what Aberdeen did, but when I asked a couple of years ago they weren't interested

It's not just rent that's the problem. It has to be kitted out proper. When we looked into doing it we estimated 15-20k for furnishings ect. I would never see that money back after all overheads have been paid each month

The LGBT community could also have night's. I'm sure plenty clubs have specific nights for particular groups.

With research I'm sure you could find a bigger market.

Yeah you definitely have to cater for all. Aberdeen club use to have a bdsm night once a month the same as a swingers night. But it was ever only busy enough to run it one night a month x

We have spoken about this in the past but it's not for us at this time as we have young kids but in the future we may look to do something but maybe with a few people on board rather than just ourselves.

The biggest stumbling block we came across when researching would be business license. We weren't sure how to go about explaining what our club would be. I'm sure I read on here in the past there was a club in town that had good facilities called fox street or something but was shut down over licensing issues.

Edinburgh is more tolerant than Glasgow although it is all police Scotland now but if it was us we would look outside of Glasgow and probably look to Ayrshire somewhere.

I don't see how it can't be profitable if its run in the correct way. The Aberdeen club was couples only which massively reduces income.

Plenty of theme nights, advertising and incentives for people to return as well as offering something different to competition is all u need

As far as I remember, Fox Street was mostly a gay sauna which tried to branch out into swinging ... it seems the authorities are fine about gay venues but mixed swinging is too much!

I know Edinburgh very well. Realistically you need a big flat. Comercial properties can be 25k to over 100k a year. Plenty 4 5 bedroom flats to rent. Thought about it myself. Would prefer 1 or 2 like minded partners to spread the risk

Best to stay away from residential areas though. As the recent closure of donkey dicks parties in Salisbury has shown. There's a thread about it in swinging club discussion forum. Though there do seem to be a lot of other unsavoury elements to the closure. Plenty to learn from there

Cjs is too well established too go up against and the facilities there are as good as most clubs south of the border. You also have the shoebox as well which again would limit your clientele. The owners of both run really great clubs as well as the auld school for your Bdsm so I would be looking to Edinburgh which isn't to everyone's taste if you could afford something like Cjs in Edinburgh you could have a winner on your hands combine bdsm swinging some gay/bi nights as well as a sauna hot tub or pool and you could be quids in. Aberdeen only had one night a month not a great business model
