Just wondering if any fab folk have recently sold their house/flat.

I'm about to sell my place and it's a minefield of crap!

Any tips - estate agent suggestions?

Before they arrive through your front door, check them out!

If they are hot and tick your box, leave out the lube, condoms and toys so they can see them!

If they are interested in you watch the body language and notice the amount of times they want to return to that particular space!

It is hilarious and often you can get a good session with them too, if not on the initial visit but when they leave they will message you and say it would be good to return when they have more time; in other words when they can sample the toys and your dick!

They will then make sure your property sells well, after all they have had a good time with you and will not want to disappoint...

Sell property often and works many times, truth be known I use same strategy not just with estate agents, good luck and yes move your rubbish too and get place looking cool with music on in background!

Make sure you choose an estate agent who has a good sales record in your area

check the percentage rate they charge, work it out and make sure you are happy with it

Be fully aware of the stamp duty cost people will have to add to your sale price and also if you are selling to purchase another home make sure you are fully aware of the stamp duty on that property as we all know:- this is about to change.

Also deal with your own solicitor and not a solicitor that the estate agent says he will select for you

what exactly is "the minefield of crap" you are concerned about, list the minefield here or mail me if any concern

Ha the value isn't within the stamp duty value. Selling my first place and then looking to relocate down the line. Taking a bit of a breather first.

To be honest I had an instant dislike to the estate agent who was selling my flat when I bought it. I liked the flat so much that I went around him and dealt with the owner.

Fair point on the solicitor as the chap I bought from used the agents - and never seemed happy with the service. He also didn't think it was marketed correctly in terms of price etc or any of the photographs worked for his flat. So both of those things had an impact on the time it took to sell. The poor photography is not really an issue for me.

But having done countless viewing in the recent past (5 years ago) I know that an estate agent showing you round a house is never good. Always presumptions, passive aggressive and bloody useless.

Declutter ...... if theres as much "crap" as you say there is then you probably dont want to have to pack it up and move it to another place ... also dont want a barrage of "crap" tumbling out of the cupboard when the door is opened lol

Remember the estate agent is working for YOU, if you have your own photographs that you would prefer up, ensure they use them, you are paying them the cash.

Some estate agents think they know better then produce ridiculous photo's.

Find an estate agent that advertises to a wide range of people rather than a solicitor type who have a side line as estate agent, also remember that some estate agents are higher class than others

Just sold mine,all I would say is don't put on the market during December ,January it really is a very quite time of year and remember your home report only last 3 months, had to spend another £100 because the report was a week out of date.
