Why is it so hard to find a house with decent sized bedrooms!

It seems to be near impossible to find a 2 bedroom house with at least both measuring at 3m*4m.

They all seem to go with 1 big 1 medium or 1 big and 2 small

In my experience, older houses have better proportioned rooms.

Are there any ex council or local authority houses in your area? The ones round here all have 3 big bedrooms. We bought ex council for that reason plus massive garden too.

I'd trust a well built, well maintained Edwardian house over anything built in the last 20 years!

Me 2. I much prefer old houses to new ones. New ones feel cheap if that makes sense

You have to account for how efficient the house is too. Yes, the old houses do tend to look better and would probably cope better against a hurricane but internet, heating etc is far more advanced in new builds which saves you money.

I'm a property developer and the market for a 3 bed with the 3rd bedroom being extra big as apposed to a 4 bedroom with 3 standard and 1 smaller is just not what is being asked for currently.

Saying that though I have a 4 bed house and the 3rd floor is just my bedroom and en suite ??

Might be a key word type search on famous property sites? We drove round areas that had such properties buy that was 12yrs ago when t'internet wasn't so advanced!

The struggle is real. I found a house with big bedrooms, bathrooms and reception rooms (hurrah) unfortunately the kitchen is like a cupboard. It just doesn't make sense. The larger kitchen properties had shoe box bedrooms.

I guess it's got to also do with the type of house that appears in price bands in different areas.

My large 5 bedroom townhouse (2 bathrooms, 3 reception rooms), here in Harwich cost £215k 4 years ago.

Were I to look for similar in Chelsea, I am sure I might need to shell out a bit more...

Just sold one of mine smallest bedroom was 3x3 master and 2nd just over 3x4 but people are right older houses are better I live in a old managers house 4 bed 2 bathrooms load's of land would never buy new unless I built it myself good luck fella

Because all developers the last umpteen years get a plot of land & build as many properties on it as they can for maximum profit. Comfort doesn't come into it any more....

Your right, years ago houses were built to proper sizes and rooms in proportion. If you are buying a modern home now, more so at the first time buyer/lower end of the market, you tend to find they are squeezed into smaller plots. Often building upwards with an extra floor. It makes more sense for a developer to build a house with more bedrooms albeit the rooms being smaller.

We’ve owned old and new properties over the years. I’m not a fan of new estates. A lot near us they are so crammed on that the parking is inadequate and so you see cars parked all over the place.

OP mentions internet and heating being an issue on an older house. I don’t agree, internet is location based not the actual structure. And if you find a well maintained older home that has insulation, modern glazing & heating then I think your far better off buying older.

Agree.. houses are squeezed into spaces as tight as they can get to meet the building regs. and as many bedrooms as possible are crammed in with no thought for the furniture that needs to go in, just so they can tick the box of another bedroom for more money.

If you want space and plan to stay in your ‘home’ for a while rather than make a quick buck, do want my parents did when they wanted to downsize 20 years ago but keep the space.. they had a 3 bed chalet/cottage they made into 2.. lovely proportioned rooms.

Now they are ready to downsize again surprisingly it’s not worked against them when coming to sell.. they have been told there are many other downsizers wanting 2 beds but still have the space as there is a shortage ..different stages of life want different things i guess. Mrs A x
