How much to charge a lodger

Thinking about getting in a lodger to help with finances a little but whats the going rate for a single bedroom shared bathroom etc...

You can charge so much per year before being taxed - that might be a starting point.

Also - furnished or unfurnished?

What bills are included?

How much access to rest of house such as lounge / kitchen?

Also make sure you have a written agreement.

Look in newsagent windows and on the web (there are sites specifically for renting out rooms) and you should get an idea of the going rates in your area. You can even go and see some, pretending to be a prospective tenant, so you can compare what you have with what's out there.

I get 500/550 pcm with shared bathroom

650 pcm with ensuite.

That's in shared houses...but closer to london

No shortage of tenants... professional people.. no social

If it's in yr house and you got kids be very careful

Here ...

Take pictures of the room and furniture before renting it out and give them copies then there is no argument about any damages and when they occured.

It's area dependant and the facilities on offer. Google rooms to let and price yours according to what else is in your area and what your offering.

I keep considering letting out my spare room but I like to wander around naked so decided against it

I think you can charge £330 a month before you start getting tax

I charged my house mate £300 a month and that included all house Bill's

Best bet is to check spareroom for your area and see what the going rate is for that type of room.

Failing that listing on Airbnb is a good alternative if you don’t want the full commitment of someone else living in your house.

I charge 450 a month all in, I did charge 550 which included cleaners but my current tenants are so house proud I got rid and reduced the rent.

Depends on the going rate in your area, i rent afew houses out in wales and charge accordingly. Also have a hmo local in derby i let out room to room, those are priced according to local going rates

The word is Location,Location "

That does include all bills..including council tax.. but yeah it's a lot of dough.. but it's the going rate...

I've shared a house , own lounge, big nice house and paid £400 pcm . I also had a friend who needed a place to live and she paid me £300 pcm.
