Ok, I'm just looking for advise from those who have knowledge as we all know there are expects on loads on things on here

Can you please PM me on what actually happens and what the process is? Especially when there is equity in the property?

I am enquiring on behalf of a family member and due to circumstances are never sure what truth is being told.

Sorry for the boring forum post, but no idea where else to turn.

Without knowing a lot more details I doubt anyone could offer the advice you seek,

Speak to the bank / building society .. they should tell them the process offer advice and more importantly they might be able to help...

Get independent advice , a lot of solicitors give a 1/2 hour free ,

if they're a member of a trade union they quite often have legal advisors you can contact.,

you might try the fsa website it might help..

Speak to Shelter. What most people don't realuse is that much of their work is in this field.
