I fell lucky with mine I think...only viewed about 15 houses...but it ticked all my boxes. Saw a couple of close runners and was trying to make them fit what I wanted, but then viewed mine and knew it was the right one. Maybe take a friend or family member with you...my Mum was really helpful and made me think about a couple of things I might not have done, like where the boiler was and the beading on the double glazing x | |||

Pay top whack and make sure they inspect everything, and make sure your solicitor does a thorough land search too, as I got caught out on a house I bought a few years back that had an ancient right of access to the public running right through it. It didn't mean I had hordes of people trampling through my kitchen every weekend but it did cost me when I came to sell up to get it removed from the deeds." My mum and Dad had something on their last house with the land some covenents or whatever they are called... It was a nightmare for them to sell the house and land.... | |||

" Don't be put off by "shitholes" and try to see beyond the decor. I gave my estate agent a very clear spec as to what I was looking for and when they advised me of one on the market that ticked all the boxes I was very excited. The estate agent said she wasn't sure I would like it as it was in a terrible state and she was right but my sister in law had the same house layout so I was able to see beyond the decor and recognise the potential once it had been stripped back. Due to the state of the house I managed to barter with the seller there and then and bagged a bargain. I then spent a month gutting it and putting my design to it and it turned out to be a gem. As others have said, you will know when you find the right one, just don't let the decor put you off, it's easily fixed. "Work out exactly what you will need to spend every month (gas,lekkie, insurance ect) add exactly what you would like to spend every month (hairdresers, night out, subscriptions ect) deduct from yer monthly income, and know in advance the absolute max you can afford monthly on a mortgage.
