Ok you lovely lot

My house is up for sale , loved here over 20 years and totally out the loop on buying / selling

Decor is nice and neutral

What little tips can anyone give me that helps ? Flowers ? Fresh coffee on the go ?

Any help is appreciated as kinda seen a house I like but can’t move on it until I have an offer on mine

I prefer no smells myself rather than coffee,bread etc. I remember viewing one house and I swear she must have had various scented candles burning in each room it wasn't good.

Think about the outside of your home as well. Kerb appeal can change the perception of what a potential buyer thinks the inside is going to be like. Messy on the outside, messy on the inside and you may get a lower offer.

Make sure it's absolutely spotless and there's nothing lying around, clothes, shoes, etc

Get some fresh paint on the walls. Make sure the outside looks as good as the inside.

Declutter, meaning just the odd photograph or two, not dozens, and not loads of ornaments etc.

Make sure you can answer any questions a prospective buyer might ask, like how much your council tax, other Bill's, etc are. Sounds daft but if you hesitate on anything or look unsure then a potential buyer may think you're trying to hide something.

Good luck with your sale, it can be a daunting time.

cut the grass, clean the carpets and wash the windows, remove pets

If you live near a railway line or main road time viewings so it's at quietest time

For me it’s the following:

No air fresheners - I wonder what they are trying to cover up

No clutter - clear shelves in bathroom, nothing on counter tops in kitchen

When you have a viewer, after initial tour, let them wander on their own without you hovering (lock up your valuables)

only one at home during viewings so it doesn’t look over crowded

I have read that too many personal items (family pics etc.) can stop people visualising it being their home

definitely if you have pets make sure there are no odours as it put me off a house years ago as all I could smell were cats.

Fresh smell is nicer so light air freshener and windows open beforehand

repaint the whole of inside walls in hessian offer them wurthers as they come in to view

Tidy garden, paintwork inside and out made decent,clean windows, tidy rooms, slightly open windows for fresh air, no food smells in the kitchen or throughout the house hence open windows. All that should just about be it really. A well presented property is helpful to give the right impression to a prospective buyer. No need for scented candles or baking bread smells etc etc.

Good luck to you. We have had the umpteenth person round to look but no offers at all so far. When we first put it on the market we did a massive clean and decluttering, but tbh we're getting a bit tired now. Surely if it's the right space in the right location someone will buy it.

Lick of paint anywhere that needs it.

Declutter maximise the space.

Remove any obstructions to natural light on the window sills or around the windows again to give illusion of space.

Just been through the same. We had a cleaner in to deep clean. And decluttered. All diy was finished. And made sure we were not there for the viewings. An open day arranged by you estate agent is also good as many people see it in one day. So think the person before or after them my put in an offer. Good luck.

Photos look amazing on Rightmove and very true to the actual house (no fudging it to make it look bigger)

Create a blank canvas, as much as you have loved your home allow the prospective buyers to envisage how it would look with their touches. Simple ornamentation, clean and bright. Avoid using dark colours which draw rooms in.

Tidy your kitchen cupboards, have only enough cutlery and place settings for what you require, we tend to accumulate this stuff over the years and it makes kitchens look like they lack space.

Do a bit of background on your potential buyers if the agent will provide details and look at their lifestyle and hobbies and place a few clever items in the house ie if they are into gorse riding pit a few pics up or something similar. Generally warms people up and subconsciously will make them tie your property with their interests

They are cheap but shit. My friend tried to sell through them & the photos were rubbish. After 12 weeks she changed agent, increased asking price & sold within a week
