Setting up air bnb Cornwall

Thinking of setting up as air bnb as I have spare rooms, does anyone currently do this? If so, any tips would be very useful. If you've been hosting or have been guests, your positive and negative experiences would also be welcome. Thanks in advance fabbers. Xx

I have a female friend on herewho have there been hosting around 4 years. She doesn't mix it with her fab activities of course, but it has been extremely successful for her as a business venture and she's very happy.

so near and yet so far....

When I lived In Hampshire there was a couple who advertised this, they also had a hot tub and it was really busy, I tried a few times to book but was always busy, not sure if they used it as a vanilla site too...

I've only ever been a guest but have stayed in quite a few airbnb's - it's my first stop if I need accommodation in a place.

I've also only ever gone for "entire place" options - never a private room in a person's house. generally, as I like my privacy and also if it's travelling, I like to feel like I'm living in a place albeit temporarily.

I'd say the most important thing is to be clear on your profile as to what visitors can expect and what you expect in return.

I'm always respeftful that I may be staying in someone's home as opposed to a property bought purely for holiday accommodation.

With that said, my least favourite stay was with someone who presented a warm, welcoming, relaxed experience only to then find a ring binder and 12 pages of rules and regulations, even down to "please don't move the cacti in the kitchen - I've arranged them as I like them".

If they had said "I welcome you to my house but please be aware that I am precious over the placement of my belongings and request extra care and attention" I might not have chosen the place. Not dishonest but it did feel like they had my money so now they could just do as they wanted.

Otherwise, while it's nice to welcomed at the property - and getting a locals take on the land is definitely something to offer, especially in somewhere like Cornwall where there's lots of those spots that we know about but aren't on the tourist trail - it's equally to be given some privacy and for the host to just be available if need be.

Not sure that's any help but good luck with it!

in my experience and I've stayed in a few the quality of air bnb is high a woman I used to see in Bath had two and they were tastefully done walk in showers, kitchen with fridge freezer coffee machine etc price wise middle of range but also stayed in larger accommodation where a whole group can stay very grand that was in Edinburgh and very reasonable price wise.

I’ve stayed in a few, and am currently looking at putting my place in as well. I just need to get a few things done to smarten it up first.

One thing probably worth doing is looking at other places nearby, seeing how much they charge, and how they compare to your place. And also how booked up they are.

I’ve stayed in both private room, and entire places, and think if you price it right you should get some people. The great thing about it from a host point of view is not having to bother with cooked breakfasts - they tend to be more a help yourself continental style. Or even more informal, and just help yourself to stuff you can find in the kitchen.

For access, a lot of them have key safes outside, so you don’t need to be there when they arrive.

Stayed in several UK airbnbs and they were all good quality. Like staying in your own holiday flat. Well equipped, welcome packs and local info for leisure and eating out etc. Staying in one in Cornwall in July..

Yes I was going to make up an info folder with local attractions, restaurants, travel info for buses and trains. Did you stay in a room or hire the whole place?

Me and an old fwb stayed in plenty of airbnbs, most were exactly as we had expected as we did our research on pictures etc.

The only thing we found an issue occasionally was people not being upfront about how much time you will spend with the host and how close the bedrooms are to yours!

We had a couple of weekends impacted by our bedroom being right next door to the host.

Sorry lost track. I prefer to hire the whole place. I would only consider room only if it was for work and I was stuck for somewhere to stay.

The last host was quiet keen to chat for ages when we arrived... not what we are looking for.

I used to host on Airbnb - I had a large house with two spare bedrooms.

The majority of people are lovely, but you will get the usual dicks... It's whether you are prepared for people coming into your home and not showing much respect.

My advice would be to set your rules and make them absolutely clear. So for example, will you let them use your kitchen? If not, are they allowed to get a stinky takeway and eat it in their room?

Will you allow pets? Smoking? etc...

And by far the biggest problem was that people thought we were a hotel! I.e. would turn up at midnight rather than up to 9pm which was the latest time I said I'd accept people arriving.

Also, we had a couple stay once that decided to have really loud sex in the bath.... Ended up flooding the bathroom and I had to explain to my young boy WHAT the noises were!!!

I ended up selling the house, I only did AIRBNB to cover the bills as it was my old marital home that I hadn't managed to sell after x-hubs moved out.

In all honesty, I don't think I'd do it again, even though, like I said, the vast majority of people were nice and respectful.

Let me know if you need any more advice moving forward...

Well, hindsight is a wonderful thing. The people that had sex in the tub and flooded the bathroom were probably the worst. it caused a thousand pounds damage and I tried to claim on the airbnb host insurance... However, the guest said it wasn't them and so airbnb through my case out. I had to pay for it myself...

In hindsight, I should have asked for a deposit from each guest through airbnb - they do this in escrow - so airbnb keep the deposit and only pass it on to the host if and when there is damage.

In my experience however, airbnb always side with the guest as its where they make their money from, I guess, and there are far more airbnb hosts these days, so if a host gets fed up, there's always another one around.

So basically, not much you can do on the rogue guests. What Gerry said won't work I'm afraid, unless you do have card facilities and the guests agree to it.

There is a way to request money from a guest in the resolution centre of airbnb, so Gerry, that may be the way forward.

But to make sure that this is agreed on departure and making the guests sign that they will pay it...

There's always a risk they won't.

Yale do a good one which runs off wifi

No lost keys at 2am

Each guest has own pincode

Keyboxes are cumbersome and guests will lose keys

The main thing is to really really think about how much you are willing to share your home.

My friend and I use them a lot for sport related weekends away and we’re always very up front before booking that we leave around 5am (quietly) each morning and get back around 6pm then want to chill for the evening with a bottle of wine, food and not be out and about. The number of places where it’s been made very clear, despite the chat before we book, that us “hanging around” all evening is a nuisance as they’re trying to relax in their home.

Also if you limit people to using the microwave say that. More than once we’ve had “full use of the kitchen” which turned out to not include any fridge space at all (wine and a couple of cans of juice is all we want) and no oven/grill/toaster use.

If you offer bath towels please make sure they’ll wrap round someone older than 10!

We’ve also had some brilliant ones. There’s one we visit twice a year and we’ve on our third year now.

Just be careful as AirBnB have had a lot of bad press of late due to their letting their clients properties for prostitutes as they were getting more money from it.

Think it was in the Mail a few months back.

We have used air bnb before, i think it is a great idea, stayed in lots of lovely cottages and a few down your way, latest one was in iceland, and it was their home, while we were there it was a bit weird, they stopped in there caravan out the back , they also had part of fridge sectioned of with there food in saying not to use

I'm currently sorting out the bar so guests can have their own lounge/dining area. I'm providing their own fridge, microwave, toaster, kettle, TV, (I'm going to get a now tv stick for this) table, chairs & sofa in there too. Bedroom is nearly done, putting finishing touches on it later today. X

Sounds like your planning it well, and they are definitely all good ideas , another thing with one we stayed in was there wasnt much clothing space as there drawers were full of there clothes but if your having specific rooms for guests it prob wont affect you

ST. AUSTELL, CORNWALL


"We have used air bnb before, i think it is a great idea, stayed in lots of lovely cottages and a few down your way, latest one was in iceland, and it was their home, while we were there it was a bit weird, they stopped in there caravan out the back , they also had part of fridge sectioned of with there food in saying not to use

I'm currently sorting out the bar so guests can have their own lounge/dining area. I'm providing their own fridge, microwave, toaster, kettle, TV, (I'm going to get a now tv stick for this) table, chairs & sofa in there too. Bedroom is nearly done, putting finishing touches on it later today. X

Sounds like your planning it well, and they are definitely all good ideas , another thing with one we stayed in was there wasnt much clothing space as there drawers were full of there clothes but if your having specific rooms for guests it prob wont affect you"

There's a wardrobe, bedside cabinets, chest of drawers and a corner computer desk in the room, so plenty of space. My stuff is all in my room lol.

I booked one for my parents when they came to visit, it worked really well for me as someone looking for accommodation

Epsom

I’ve only stayed in one in San Francisco. Had a room in a family home, had my “own” bathroom shower room down the hall, her late teenager kids were barred from using it when had guests!

Family were lovely, over breakfast they’d ask me what my plans were and advised on what to see what not to see, how to get there etc

I had one evening meal with them, I could use the kitchen to cook but I ate out. Also got offered the us on the washing machine as was in the states on a 3 week long holiday and was going onto Vagas.

The host lady was Irish and made the best tea I’ve ever had in America, funny what you remember!

Was a lovely experience as a single traveler and I’ll definitely choose air bnb again.
