you can't beat a good old estate agent. I know they have a bad press but if you get a good one they will negotiate on your behalf and make suggestions. We've bought and sold a lot of times and we always use a combination of the net and in person agents.

Good old estate agents always negotiate in the favour of the seller because that’s where they get their commission from

Good old estate agents always negotiate in the favour of the seller because that’s where they get their commission from "

our experience has been different over our last five house purchases.

I'd personally say auctions, as long as you're familiar with the asking price of the area it is in and you know how much will need spending on it to get it right you can make a tidy profit or at least you'll be able to spend a decent amount on it making it perfect for you without overpaying. I guess it depends if you are willing to put the work in or if you just want somewhere to move straight into.

I've always moved within a relatively small radius each time so tended to drive around where I wanted to move to and noted which houses were for sale with who.

I don't think your average burglar will go into such detail definitely not as much as a potential percheser would before they'd concider a viewing. Think it's a risk I'd take anyway.

To purchase.. . Check out rightmove.

To sell.....go with a nearby Estate Agent that sells well in your area. I was on the market for 12 months with a large agent in a big town 6 miles away. Swapped to a small agent with good local knowledge, lowered price fractionally and sold in 2 weeks .

Pisses me off when theres no floor plans. Went to veiw a house a few weeks ago to discover you had to go through one of the bedrooms to get to the main family bathroom.

Any and all, webb is the quickest to find the various locations and types of property you are looking for, the best one? It's look at them all.

Don't rule out speaking to eastate agents but remember they work for the seller and not you.

The driving or cycling (I found best as you see and hear everything in new areas) look for the boards as others have already said.

Lots of websites with old purchase prices always good to look.

depends what your looking for if you want best value for money and Good return then find your nearest auction house see what's on there list if any interest you then go and have a look at the property if it's in good condition then check the prices for that area and bid you can save at least 10 grand on a property this way good luck

Insider info. PB have the lowest completion rates!

Agents don't work for the seller or the purchaser. They are there to negotiate a sale in order to get the commission.

And they bloody well deserve the piss poor commission they earn. You try negotiating with seller, buyer, conveyors, two lots of solicitors. Plus you need to be up to date with all the laws and clauses that are changing all the time. It's hard work and extremely stressful.

And no, I'm not an estate agent!!

That’s how they get more money off you, so just check their t’s and c’s

That said higher costs of living, increased risks of less stable employment and weakened value of the pound are all factors that can affect confidence in the housing market ... just a thought

Most estate agents will have their properties posted on Rightmove or Zoopla, or both. So as a first port of call, get on them, adjust your search criteria using the filters and you will get lists of the houses your are a) looking for and b) within your budget.

They usually have all info about the property and the area, some with floor plans etc - then contact the agent for viewing.
