House settlement

Hi

Selling my house and the buyers survey came in suggesting settlement.

Part of the house was 1920 but was extensively extended 3 years ago.

They are asking for all relevant documentation?

I’m asking here as there are so many people I figured someone would know.

Should I be worried?

Was the works done 3 years ago, agreed and granted and signed off by local authority building control?

Would imagine that's what they want to see..

I have given everything to my solicitor so I don’t know.

Have emailed asking if she has everything but of course it’s early so won’t know for an hour or so.

I bought the house 2 years ago so the new part would be no more than 3 years.

Settlement is normal on a new build isn’t it so isn’t that the same for an extended house?

The settlement issue on new builds is not something I am that up on, there will be snags on any new build yes but they and settlement are two different things and it's down to the amount and event etc..

Did you have a full survey before you brought it?

When you bought the house did you have a survey ? Also your solicitor should’ve picked up and checked that all the relevant planning permission and building regs were in place ? Therefore any remedial work required would need further investigation on your part and then possibly carried out under your insurance ,As part of the deal .

Settlement in the South East is not unusual given most of the soil in the SE is clay. If new cracks have appeared it could be subsidence but it could be down to thermal movement. You need to get it checked by a professional.

Couldn't work out whether you are saying:

1. the settlement affects just the extension or the house generally - perhaps you could clarify

2. they want the documents for the construction of the extension or documents relating to settlement. When you bought your solicitor should have checked for planning consent where required and should have obtained a copy of the building regs and building regs completion certificate. If they are looking for documents relating to settlement then given your post it appears you didn't know anything about it and therefore there are unlikely to be any documents relating to settlement.

Also check whether the extension work came with a guarantee from the contractor.

This may well just be the buyers surveyor covering his own arse but you should get it checked by your own surveyor. If it is subsidence you need to report it to your buildings insurers.

This.

You can obtain a retrospective sign off from your local council if you don't have one. It takes about six weeks.

Thanks for the input.

My solicitor says that have everything to show this had proper consent /planning permission etc. And has all documentation.

The surveyor picked up on the crack on the render which runs top to box and it’s on the new side.

Zero cracks on the old side or inside the property anywhere.

And yes I had the highest survey I could when I purchased it and it flew through with no big issues.

This is first time as a single woman that I’ve been through all this so it’s new and very stressful. My ex used to deal with it all.

I really appreciate the feedback so far so thank you.

And I know they are rambling posts, my nerves are shot.
