Heading off to buy a Maganaclean filter for the central heating, I thought I better start looking after things now that I have bought the house from the council. now I have bought the place I expect everything to go wrong lol.

What problems have you had with your home in the last year ?

Damp, leaking washing machine, leaking inlet valve on washing machine, leaking outlet valve, electrics on one socket, flooding from upstairs flat, kitchen falling apart though that is fixed now

The darn things have eaten the carpet. We're hoovering twice weekly at least in the affected areas, using flea spray (£20 a can) and whenever I wear my full length sheepskin coat I have to remember to take moth repellent sachets out of the pockets

Little problems at mine, but at misters so many things have gone wrong and it’s never been straight forward getting them fixed. He had new windows and all went fine until it came to the living room front window when it was discovered that the lintel above the window had been cracked during the previous installation and he was lucky it held in place so had to get a new one out in before the new window could be installed. Just one of many disasters this past year x

If you're putting that on there don't forget to check you have anti corrosion addative and its reccomended system flush as well

I do property maintains ce and repairs so see all sorts a good one was before Xmas.

Customer was re doing own bathroom old cast iron bath was cemented into wall as they chiselled it out it went through the floor in the bungalow

Floor and joists full or rot and woodworm so I replaced whole lot and fitted the bathroom .

Have you bought it?, I'd probably go something more leakproof like a fernox tf 1"
not gone for it yet, I was looking at the TF1 but an extra £20 their is normally only a £10 difference wickes must be selling it cheap. I think the two filters are of equal quality looking at them on youtube and reviews, I think the older version of the magnaclean had a leaking problem.

I don't like to list the things that need spending on our house. If I had the cash it would still depress me to have to spend it on boring things such as double glazing and flat roofs

I wish it was only these problems been a landlord of multiple properties the most recent in November is a moon light flit smashed the boiler with a hammer all the kitchen bathroom shed(which cost 2500)toilets were that bad needed New dog fecies all over fagburns and urine stains in every carpet worst one yet in 7 years

cheaper and easier to replace the carpet.....unless its a quality one then get a specialist firm in .

did my place up 10 years ago , all ive had is a leaky tap..

hard to find quality , fussy tradesmen who take extreme pride in there work.

recently had 3 plumbers round as hot water cold.

1,boiler 2grand

2,boiler 1800,

3rd , fixed for 40.

I think once you have them you need to keep up with preventative measures for ever

. At least the carpets are absolutely dust free, right up to the skirtings and under all the furniture.

Thank you. Yes, we've done all that. We have a rota for taking clothes outside and shaking them, wiping out drawers and wardrobes etc.

When i had my own home it was the fencing that did my head in. It was old and rickety and a slight breeze could have taken it three streets away. Couldn't afford to have it re-done. A neighbour used to help me sort it out everytime a board fell down. I used to dread high winds!!

I also had damp in one of the bedrooms that came from leaky guttering (but was sorted eventually) and my central heating boiler was in the attic, i had to get the ex round to look at it when their was a problem as i didn't go up there due to the massive spiders.

Turns out i had bats in residence too, which was a right faff when i came fo selling!!

I have been doing my home work on combi boilers, and if mine plays up I will be having a go at fixing it my self before calling an engineer, some pars are just bolt on like with a car, so if you can work out which part has failed you can do it yourself, and yes I know your not suppose to but hey their are lots of things we are not suppose to do, Mmm but does that stop us lol.

I have just done all new panel fencing in the front and back garden, so I hope not to have any problems with that for many years, should be having a new block driveway in February weather permitting lol.

This makes my blood boil. Don't get me wrong I've done several moonlight flits in my time but the worse state I've left a house in is a couple of bin bags of non perishable rubbish. I always cleaned from top to bottom, the least I could do for falling behind on rent and then doing a runner.

They should have a tenant/landlord database. So bad tenants and landlords can be added to it. One off payment, give them the details of tenant applying or landlord renting and if it flags up you know to avoid them.

It would protect so many people on both sides. I've had so many awful landlords I've resorted to lodging instead

The shower leaked and caused a flood to bring in the kitchen ceiling( managed to get the whole bathroom decorated though so turned out ok)

The boiler broke but wasn’t a biggie so not to expensive

The oven has broken and I think we need a new one, so a bit of a pain

All in all though there are worse things in life

There's boiler engineers and then there's guys who fit boilers, if you ask the latter anything it always involves replacing your boiler!.... Basically they don't know shit from clay

I run 2 gas safe businesses, one does just repairs and serviceand the other purely installs so makes no difference to me which way you want to go

my advice to all home owners is to learn plumbing, basic plumbing is really easy you can learn loads just watching video clips on youtube, replacing taps, fixing a toilet, plumbing in a washing machine, fitting an outside tap, all this sort of stuff is kids play absolutely no need to pay a plumber for any of this sort off stuff. I have fitted a bathroom suite with no trouble, and all my training via youtube
