I'd only lend someone I trust to give it back, that amount of money. So I would just sit back and wait for them to pay me back.

You have NO CHANCE.

My mum and dad have got several tenants who haven't paid rent for 8 months.

And there is fuck all they can do about it.

They want to do it the legal way, they don't really give a shit about the money, they just want them out...it's damn near impossible until it gets to the stage where a county court sheriff orders them out with Bailiffs.

They successful evicted another one, due to non-payment, the person in question trashed the house and my parents were powerless.

They want to do it the legal way, my dad is an ex professional boxer who everyone on here WOULD know and if he had his way they'd be out physically.

Ccj means nothing nor deduction from earnings if they dont work. Only debt enforcecable for jail is council tax.

Both work, if they hadn't damaged the house I'd be a lot less peeved, county court it Is .

Was there an inventory done before they moved in, did both parties sign it? Was an inventory done when they moved out and photos taken? If the answers are yes, then they only option is a small claims court. If you go to your local court the clerk should be able to inform you of the process you need to go through and how much it should cost.

best bet is probably go the police and get a reference number for the crime. then claim via insurance.

even then the tenants could claim they didn't do that damage and there's no way you (or the police) can prove they did. but a crime has been committed for insurance purposes.

If it was immediate family I would give it with out the expectation of getting it back.

There are only one or two friends I would give that amount to and then I would wait as I know they would repay when able to.

Preparation is key in these situations, make sure you have photographic evidence of the condition of the property, before a tenant moves in, I print them off on a4 sheets, 4 images per page, and go round and have them sign each sheet to say that they are a true representation of the condition of the property, its time consuming, but it protects the tenant, as much as it protects me.

Court for rent can be expensive, but as long as the contract has no holes in it, it should be straight forward, I've been lucky personally, and I like all of my tenants, but iuf push came to shove, its my livelihood that's onntyhe line and there is no way I'll let anyone take food out of my kids mouths, its business at the end if the day

Get the High Court bailiffs on to them - out in two hours.

That is incorrect. Any creditor can make an application for that, but it is unwise reputationally if you are a big business.

Each case is different, just need to assess prospects of recovery and go from there.
