Loft conversion

Hi thinking about making my loft into a spare room ( dungeon ) any idea on the roughy the cost it's a 3 bed semi with quite a big loft space can do most diy

Make sure your floorboards and joists are strong enough for any furniture.

If you are having stairs etc. they will need to meet building control & fire regs.

Hope any furniture fits in there!

Also, think house re-sale value. If it is done propperly, it can then be classed as another bedroom, and will add value. Particularly if you add a shower room (always useful after playing...)

it will depend on the shape of the roof, and age of the house.

Modern houses use lighter timbers and more structure. older houses have heavy timbers with larger useable spaces between.

In essence, If the empty area is a suitable size then you can bung in a velux window, bolt larger timbers 6X2 usually will be fine, and board it out, bit of studwork and plasterboard and some stairs and you are done for a few grand.

If you need to change the roof to make a suitable size, or there is nowhere to easily fit stairs then add a 0 to the end of the number.

Get it properly designed. The celing ties won't be sufficient for a floor, so a new floor structure will be required. The roof structure must be adapted correctly. There are many other considerations, insulation means of escape etc etc. If you don't do it correctly and in accordance with Building Regs, it will be a liability if you ever come to sell

We got quoted 36k for ours, I done it myself in the end for just over 7k.

The only work I didn't do was the electrics and plastering.

Putting the stairs in, flooring and walls was all me though, took 3 months as I was working on it in the evenings after work and weekends.
