Hi I'm moving into my new room next weekend however I'm a little concerned to say the least about a few things.

I'm paying £450 per month and I am a bit confused what comes 'in' with that, for example I was told when I looked at the room that Internet was included but I find out today that it's really only for checking emails and 'not taking the piss' by watching Netflix etc, now I'm not a big watcher of TV at the best of times but now I'm concerned if I want to download a film I can't, I also asked (after I accepted the room) about things like toilet roll etc (which I'm more than happy to buy myself) she said 'there is a kitty' but had not said how much she expects for this.

She had also asked (which I think IS reasonable that when ads stay he pays a little towards the electric and stuff does that sound ok or am I being too nice about it?

I have no issue with purchasing my own washing powder etc as I used to at my last place but when it came to things like milk and bog roll, my old lady just used some of my rent money (I assume) for it.

Any thoughts or input is welcome as I do feel that the cost of the room appears to be getting higher and higher and if I could afford a flat with bills I would have gone down this route, not rented a room from someone.

I'm going round next week in the evening so she can go through it with me, I'm not a picky woman or anything and I'm willing to pay my way but I don't want to be a cash cow for her, God I felt so nasty for saying that lol

I agree totally with the Internet and each landlord is different, thing is I do use the Internet a lot via messgeing and what not

Just make it clear from the outset what is and is not reasonable for both parties.

If you want to use the Internet, then offer a tenner for unlimited access etc.

Always get your own food and fridge items, then there's no disagreement etc.

You are being too nice about it, create a list of things that are included or excluded from your rent, when you have ads round do you put on extra lights have a TV each? or does he not actually use extra electricity by being there?

If that conversation isn't easy to resolve, then living in shared space will not be pleasant. look elsewhere.

Ask to see her internet contract,I would be surprised if she doesn't have unlimited broadband. If your partner stays what extra electricity will he be using? A shower costs about 30p if that? Will he be bringing electrical equipment with him to use?

Last year when I was with my partner we took a lodger in. £80 a week, unlimited internet.

Bedroom was newly decorated and furnished.

Unlimited tea coffee and milk.

A Sunday lunch each week. If he wanted someone over it was fine as long as he gave us notice, charged no extra.

I know its a different area but even here people pay over £100pwk

My 3 bedroom house costs this much a month. Yeah downside is the area also.

I'm not keen on private LL, every one has ripped me off and/or been a slumlord on top of that. And it seems she has done a bait and switch on you already with the internet thing for some reason.

I can understand it if her insurance goes up coz of your fella staying over and she's charging extra for that and the inconvenience.

I'd see how it goes next time you see her and how you feel.

I rented out a double room a couple of years ago I was on pay go gas n electric and a water metre I broke the payments down so every month she put £40 on gas n £40 on electric £20 on water £50 on sky/Internet multiroom £40 on cleaning and laundry products and then charged £200 a month for the room visitors were welcome but stated they didn't chill in my living area unless I was out for the night worked great for me I hardly had anything to pay only my food so I think 450 a month with out knowing what your getting is ridiculous x

If renting a room in a house share - all inclusive but excluding food

Means:

Including all bills ie gas, electric, council tax,TV, internet, use of washing machine and a fully equipped kitchen & bathroom.

A lot of landlords will also include milk tea, coffee, toilet paper and general cleaning materials - but not washing powder etc for washing clothing

Best to clarify all this at the start and make sure you have a contract in place that protects both parties making sure u establish how long you will stay and notice given/financial penalties either party needs to give if home share doesn't go well

I charge 250 for one room and 300 for another bigger room. That includes everything but food. They have their own kitchen and fridge etc and their own living room with telly.

But everywhere is so different. .. The only way is to get it in writing really - which funnily enough is something my lodgers have never felt the need to do...

Hence I can't really accommodate lol

Iv seen student accommodation all over the Country-private landlords and halls. All if various standards ( some v dismal) but all over priced.

Write out the specifics and agree it with your provider asap.

Allow stuff like consumables to either be opted into via a kitty or self-purchased. This stops a possible unspecified amount being spent on an ongoing basis. If opting in or out of the kitty is permitted from the start, in writing, then you can better manage your costs if things get out of hand.

Don't settle for anything that's vague and has an unspecified amount. It's better to have clarity and know where you stand.

I'd probably buy my own food first off and share meals some of the time.

I don't know if the rent is reasonable but ensure council tax is covered. Negotiate a specific broadband allowance - and how to measure it.

the Internet: it's unlimited but the last guy was just slowing everything down with downloading so much stuff (she lives on a track and I don't think it's that fast) so again I can live with that.

the only thing that has really annoyed me and I can totally understand why though is she doesn't want ads to stay in the week as having someone else stay as well as her lodger isn't something she has ever let happen before and wants to give it three months to see what happeneds, I was a bit upset at first as she said 'a couple of times a week' when I first went round but obviously said it to get me in, like I said I can understand it as its her house but feel a bit miss lead by it but he can come every other weekend, which is nice as he can actually come to me but means we don't see anymore of each other than we do now.

Plus she has one of those wh smith contracts that she is writing he can stay every other weekend into

Not quite what I had in mind but I guess at the moment I just have to be safe in the knowledge I am getting out of my ex husbands and I have a roof over my head

So update on the situation!!

Landlady is insisting Ads pay £4 a night when he stays, let's put this into perspective though, he turns up with me, sometimes around half nine, were gone again by 10am then go to his because she makes it clear she doesn't want us there (it's written into my contract he can stay everyother weekend but not that it will cost money), we don't cook, use the kettle or anything, he doesn't even use her loo roll, he uses mine!

To top this off, I can only pay weekly, so she's actually getting more out of me by the time I leave by the tune of £260 (two weeks extra rent, the money for the 6 times ads has stayed plus money for household items) I don't use her washing machine anymore as she's always using it and I don't want to rack her electric up.

Since I've been there my heating hasn't been working in my room, the carpet is slowly being eaten by carpet moths and my clothes in the drawers always have something on them like there is some kind of disease in them.

I only have 15 weeks until I leave and move to Essex so I'm letting her get her money so it's not unpleasant but has seriously put me off being a lodger like this again.

Oh and she regularly tells me she doesn't actually want me there!!

I'm tempted to give her a months notice from today and move back in with my ex until I move and live on his sofa, a I would save money and b I wouldn't have to see her again. She's only ever nice to me when she is happy (rent day!)

I'm going to have a long think about it, I want my deposit back which is why I'm so 'I'll pay, ill pay!!' The last bloke had no ends of problems getting his back (purley coz she spent it I think) I've told her my moving out date but not in writing yet so I've still got that on my side.

And insist on everything being repaired or working - with backdated rebates for it.

She said its for 'the Internet and stuff'..its unlimited ffs!! And the other stuff? The tv? That would be on anyway if I was there....and he charges his phone at work so doesn't even use her electric!!

Oh and her beds shit too, I'm scared to move in it!!

I'm such a pushover when it comes to these things, I need to have more back bone and she knows I'll never say anything!!

I would suggest without heating in your room you are almost certainly going to have condensation problems, which would also explain the state of your clothes.

You have rights, but you are the best one to stand up for them. Show her your heater and ask her to show you how it is meant to work. If it is doesn't, ask her how soon she can fix it, and tell her that if she can't fix it by the end of the week, you will buy a cheap panel heater and deduct the cost from your rent. Write this down as a record. Show her your clothes, and explain you are worried they will be ruined.

Air your room daily, by fully opening the window for a few minutes in the morning.

Have no worries for her electrics, you are paying for it, she is benefiting from your being there overall.

Tbh she sounds 'amateur ocd' to me, but you must not allow her to imply that her problems are all your fault.

As for Ads staying over, this is more difficult, especially without having a feel for the true size of the place. My guess is she wanted to say 'No', but couldn't risk losing you, while you were also keen to have somewhere too, so couldn't risk insisting. If she is ocd, I can see having two people in her house, who she feels will be seeing her as the outsider, would make her feel uncomfortable. If you can understand that, you may be able to strike a working truce.

would you be able to afford to rent a new place with her months rent?

i'd be tempted to just go find somewhere else and move in and not pay her. she can't do much about that anyway.

Sorry Miss CC, that's not the case for lodgers. Unless something has changed very, recently that I've missed. That's only 'proper' tenancies.

I'm just a lodger as far as I know you don't have to put it into a deposit scheme, it just one of those w h smith job agreements. The initial period was three months which ends at the end of this month but as I'm leaving at the end of July I think she would just extend it for another two months.

The heating broke down a few weeks back, after I noticed my clothes, there was a really bad smell in my room and it turns out that something had gone in my storage heater, then it started again, which turns out the old fuse box (that's in my room) was faulty, she's turned it off now, which means no heating for either of us, she offered me a portable heater so I can't complain with that really but again if I use that she wil complain that I am guzzling up her electric. She has made no secret that I am just paying half of the mortgage.

The house is two bedroom and isn't that big, so I can understand the overcrowding element which is why we come back late and don't use any of her areas, just my room, as I am very conscious that it must be strange for her having a third person staying and you are quite right that she said yes just to keep me and I said yes as I needed the room, in hindsight I should have waited.

Thing is I do like my room, I like the house and it's convenient for me and my work and seeing the kids (which don't come round).

For your sanity I would move out

Thing is I do like my room, I like the house and it's convenient for me and my work and seeing the kids (which don't come round).

What type of tenancy is it? Is it an AST or license agreement? And it's your home too

Ive watched enough judge Rinder to know get it down on paper to cover your own arse..

get some kind of tenancy agreement too that states how much notice you or the owner have to give.

Broadband these days is not expensive.. just bung him/her a tenner and upgrade to unlimited :D

So update on the situation, I verbally told her two months ago my intention of leaving at the end of July but not putting into writing (my tenancy agreement for all the good it is ends at the end of this month) and I decided last night I wanted to leave at the end of June, which of course is a month earlier than planned, which I know would have been a bugger to hear but she treated me like utter shit when I told her, so much so I ended up saying 'don't worry I'll stay until the end!!' She was saying 'everyone leaves her in it' and so forth (where is it my problem she is living beyond her means?)

So I get home tonight and get completely ignored, I mean total blank even though I was quite civil to her and said hello and made a fuss of her dogs.

And she didn't even bat an eye lid last week when I have her an extra weeks fucking rent because there was 5 weeks in the bloody month and I had already agreed £450, did she say to me 'reduce your weekly amount that month so you pay the same' like fuck she did!! And now on top of paying the extra I have (or we) have to pay an extra £32 for the 8 nights Adam has stayed (not in contract btw well the fact he can stay but not the amount) I would like to point out, he may have stayed 8 nights but I've stayed at his since moving in a total of 19 times, surely any body else would think 'well she hasn't stayed here every night, no need for him to pay as it kind of outweighs plus she has paid an extra week' nope not her.

Sorry for the rant but she is getting on my tits!!

I don't get into late, never have my tv on; never bath there (I use my kids house every day) never do my washing there and I don't even turn the fucking light on most of the time!! Even on the odd occasion Adam stays we stay out until really late so she doesn't feel like a stranger in her own home and we leave bloody early too and I'm the perfect lodger as I'm never there most weekends, either at my kids or with Adam!!

Don't know where you are going next, but hopefully it will work out a lot better for you.

Do not accept paying extra for guests staying with you, or any fudged numbers on the bills. get a monthly all in rate, so you know where you stand.

i agree with the hand there, except i'd say just do one when you're ready to go and not care what she says. she seems awful, no wonder people 'leave her in it' and if she's never questioned if her own behaviour leads people to do that then she's stupid also.

Hi I rent out three rooms in my property and I'm a live in landlord, internet is free,I provide a separate fridge freezer for each tennent as well as separate cupboard space. We have a kitty of £10 per month which buys tea coffee sugar and general stuff as well as cleaning materials and toilet paper and washing up liquid kitchen roll ect. We all buy own wading powder because that's personal preference. I also have a rota just so you know who's in and out, working or off ect.you need to just clarify things before moving in. Also get a tendency agreement.

There's no way you'll be getting your deposit back.... If I were you I just wouldn't pay the last month and tell her to use your deposit to cover it.

Not much she can do about it.... Just wait til you're ready to leave then move out all in one go without telling her.

You have to look after yourself not a complete stranger who has also been a bitch.

Be wary, and definitely get it in writing including how much notice you have to give to leave and they have to give you.

If you are paying a deposit in advance take photos of the room and any frayed carpet, broken fittings etc as unscrupulous landlords can say you did it and keep your deposit.

It's sad that you have to do it but it's life these days

you chose to give her the extra weeks rent....usual tenancy terms are per calender month so there would be no need to pay for any month that are over 4 weeks in length.

you say you gave verbal notice but not written, what is required in you contract? although i am fairly sure that verbal notice would be sufficient. If she is relying on your rent to help pay towards the mortgage or any other debt she has then i would say you reducing your stay by a month would cause issues as she would have less time to find a replacement.

did you view the room before you took it? i cant imagine that carpet moths would have suddenly appeared and eaten the carpet in the short time you have been there. Also, if the heating is working in the rest of the house why wouldnt it be working in your room?

if there is no stipulation for paying for additional guests in your contract (any document that is written down and signed by both parties is a contract whether or not is was bought from WH Smith) then dont pay what she is asking. she can take you to small claims court or take it from your deposit which if you are really that bothered about it you could in turn take her to small claims court for it. The length of time that Ads spent there is irrelevant....you dont get reduced rates for hotels depending on how long you actually use the room for.

for me i would mark it up to a bad experience and learn for next time. if something doesnt feel right then dont take it.
