They have their own kitchen and fridge etc and their own living room with telly. But everywhere is so different. .. "Update: the kitty is a fiver every now and again which I can live with, if it gets more regular I will have to say 'I'll buy my own' the Internet: it's unlimited but the last guy was just slowing everything down with downloading so much stuff (she lives on a track and I don't think it's that fast) so again I can live with that. the only thing that has really annoyed me and I can totally understand why though is she doesn't want ads to stay in the week as having someone else stay as well as her lodger isn't something she has ever let happen before and wants to give it three months to see what happeneds, I was a bit upset at first as she said 'a couple of times a week' when I first went round but obviously said it to get me in, like I said I can understand it as its her house but feel a bit miss lead by it but he can come every other weekend, which is nice as he can actually come to me but means we don't see anymore of each other than we do now. The heating broke down a few weeks back, after I noticed my clothes, there was a really bad smell in my room and it turns out that something had gone in my storage heater, then it started again, which turns out the old fuse box (that's in my room) was faulty, she's turned it off now, which means no heating for either of us, she offered me a portable heater so I can't complain with that really but again if I use that she wil complain that I am guzzling up her electric. She has made no secret that I am just paying half of the mortgage. The house is two bedroom and isn't that big, so I can understand the overcrowding element which is why we come back late and don't use any of her areas, just my room, as I am very conscious that it must be strange for her having a third person staying and you are quite right that she said yes just to keep me and I said yes as I needed the room, in hindsight I should have waited. Thing is I do like my room, I like the house and it's convenient for me and my work and seeing the kids (which don't come round). Thanks all for your suggestions. If you are paying a deposit in advance take photos of the room and any frayed carpet, broken fittings etc as unscrupulous landlords can say you did it and keep your deposit. "obviously i am not aware of your situation but reading through the whole thread it sounds like you have had a problem with this tenancy before it even started and i am bound to question why you went through with it from the get go, especially as you claim to hardly be there any way, not even bathing there at all etc. you chose to give her the extra weeks rent....usual tenancy terms are per calender month so there would be no need to pay for any month that are over 4 weeks in length. you say you gave verbal notice but not written, what is required in you contract? although i am fairly sure that verbal notice would be sufficient. If she is relying on your rent to help pay towards the mortgage or any other debt she has then i would say you reducing your stay by a month would cause issues as she would have less time to find a replacement. did you view the room before you took it? i cant imagine that carpet moths would have suddenly appeared and eaten the carpet in the short time you have been there. Also, if the heating is working in the rest of the house why wouldnt it be working in your room? if there is no stipulation for paying for additional guests in your contract (any document that is written down and signed by both parties is a contract whether or not is was bought from WH Smith) then dont pay what she is asking. she can take you to small claims court or take it from your deposit which if you are really that bothered about it you could in turn take her to small claims court for it. The length of time that Ads spent there is irrelevant....you dont get reduced rates for hotels depending on how long you actually use the room for. for me i would mark it up to a bad experience and learn for next time. if something doesnt feel right then dont take it."
