They are normally ok, follow up call I would expect but shouldn't start hassling you

I found them all fine, just say you after an evaluation but not looking to sell for now and they usually leave you alone, perhaps the odd mailing list thing but you ask for them not to include you on that. Always useful to get 2/3 valuations as well

You can go on zoopla and similar websites and they will show you what houses in your area actually go for, agents use this information and then factor in location condition etc.

Note also the kind of property the agent has in their windows and go for agents that sell similar properties to your own.

Chams or Socials

Some may charge if you say not looking to sell.

A good guide is to put your postcode into The Land Registry or Rightmove as this will show recent sold prices. Rightmove may show you the floor plans too so you can see if similar layout to yours.

My friend is having a matrimonial valuation for her divorce & that's costing @ £500!!!

an estate agent has a conflict of interests. you can probably get independent valuers. I recon your best off guessing yourself.

You dont need an EA,,just do your own research on rightmove/zoopla/land reg etc. Estate agents are mostly self serving parasites..the sooner we have more on line sales of houses the better..
