So stressful. All these changes to applications.

Had an Agreemnt in Principle, passed affordability check and fell on final hurdle. Survey said non standard construction.

Is this a regular thing now the rulings have changed.

Whats your experience of it and did you get round it?

Completion date supposed to be 4 weeks and running round frantically to get new offer.

Go back to them about the property. It might be the surveyor they use. Do you have another survey report?

It came back as timber frame. Little did i know until survey completed and mortgage company advised they dont cover that type of property.

Does your mortgage adviser know lenders that will deal with non- standard construction? What is non- traditional about it ? Is it a defective build like a Hawksley ?

Its just a timber frame but has cavity walls.

Yes gone back to adviser but he said may take a few days at very least.

That's a standard build so others will make an offer but as you say it will take a few days.

A timber framed wall (internal) is viewed as standard construction in this country. However some of the older, traditional, lending institutions class the specification as non traditional very important distinction.

If constructed properly the timber frame house can out perform a traditional masonry cavity on a number of fronts.

The main worry with a timber frame is interstitial condensation caused by a missing, damaged or ill fitting vapour barrier.

You should consider looking elsewhere.

The first house we nearly bought was a Laing-Easybuild, and we had a similar survey. I rang Head Office (I happened to work for Laings) and spoke to an old chap who told us not to touch it with a barge-pole. (Similar issue, potential.for condensation damage in the cavity)

Our view was, eventually we would find a mortgage company willing to loan us the money, but in 10years time, would anyone we wanted to sell to be able to find a mortgage. Or would we be lumbered?

We pulled out and.bought a nice brick/block house instead.

I think there are only three ways to beat a mortgage:

Pay it off as quickly as you can with additional payments so you don't get hammered for interest

Let inflation take the sting out of the repayments over time

or

Trade in an unpleasant gran for a rather spiffing legacy.

My unpleasant gran (awful, racist Weeble) didn't have anything to leave me so I went for option 1.

We were almost driven mad. It was particularly stressful as our lender gave us a couple of deadlines. I was told to provide id. I had no driving licence or passport. They said I could use my child benefit book. But, I explained, there is no such thing as a book nowadays. It's a letter. They wouldn't have it. I ended up not being on our mortgage because of it.

Its unusual for some one not to have a driving licence and passport but not uncommon, in this instance there is a form the lender, broker will get you to fill in to ID yourself by a Police officer, Doctor or some one of that ilk who knows you, you also need a utility bill dated last 3 months at your current address, bank statement, phone bill (not mobile) ect

regarding the timber framed property, like said earlier you may get a lender now but if and when you come to sell you may have problems finding a buyer as they will be in the same position as you now finding a mortgage

Since April 2014 and the new mortgage rules (MMR) lending has changed, guidelines set out by the regulator have made it harder, if applying for a mortgage or a new rate reduce your limit on any cards, yes limit, you may have a limit of say £9000 on a card but have a balance of £300, the lender will take the £9000 as a debt, as after the mortgage completes you could go out and max the card out, so if you dont need a £9000 limit reduce it to a lot less, do this a few months before applying so it shows on system, or get rid of any cards you really dont need, this includes Catalogues and other such items

Also if you clear your card balance every month, lets say you rack up £280 and then clear it, and you do this every month the lender will take the £280 a month as a commitment, if you say dont clear it all each month they will only take around 3-4% of the balance as a monthly commitment, big difference in payment taken as a commitment

If you have 3 kids only tell them you have 1 or 2 kids makes a difference on monthly budget, dont be to honest with regards of your spending, it works against you

There are millions of mortgage prisoners in this Country who cannot move due to the new rules, the regulator didnt want it to be like this and have asked lenders to look into their own mortgage book, have a little bit of sympathy with lenders on this as its dammed if you do dammed if you dont, if lenders relax the rules and there are problems down the line they have left themselves open to a complaint being upheld, also the claims companies, and there are many of them, are flying above waiting to pounce

Shame as it was beautiful, all recently renovated.

If it's the home you want and don't envisage moving and needing to re-sell then don't let the fact of difficulty re-selling stop you getting your dream home.

People now buy shipping containers and turn them into homes. The current non-standard rules may not apply later down the line.

It's about the risk you can afford to take and your willingness to take it.
