Needle in a haystack

Can I let out a big sigh !!

Trying to find accommodation to rent is so stressful

Price. Location. Etc

Will be the first time I rent and I'm struggling

Maybe I'm too picky !

Any hints or tips ?

I rent privately and yes you're right. It's a bleeding nightmare.

On one of the search sites (not sure I am allowed to mention them here) you are able to 'draw' a circle on a map of where you ideally want to live. It will then list all the available properties. You can then filter according to price, size etc.

View as many as you can so you can make comparisons and make sure that deposits are secured under the Deposit Scheme. Check for hidden charges. I have just been stumped with a £280 annual bill for communal cleaning charges.

If you can, try and get a property with both gas and electric supplies. Trying to heat a home in the dead of winter with just electric heaters is not efficient and costs a fortune.

Try and meet the Landlord personally (rather than just the letting agent) as I find it helps in the future when things go wrong.

I'd add to that; ensure all correspondence between you and the agent is documented through email. Also read through your lease in full!

Photograph EVERYTHING when you move in.

Don't do what I did and take the first property you see. I was in a desperate situation and I wish I had looked around more. Also go on Zoopla and on police websites to look at crime rate. Also try and get in with the landlord direct rather than the letting agency.

If its anywhere near Cambridge, property prices and therefore rents are almost the same as London. A "studio flat" (that is, a kitchen/bedroom and toilet in one room) will cost an arm and a leg. What exactly does this strange term "affordable housing" so beloved of politicians actually mean?

It usually means a small proportion of cheaper housing which legislatively must be provided on any new residential development. Also used for rented property through housing associations and the like who are 'charitable' organisations and thus not greedy by to let landlords.

Should be called 'affordable by UK standards' housing though.

In Cambridge I would say no due to the lack on social housing in that area. As a single person with no medical health issues or dependants or mental health issues you are pretty much entitled to fuck all through social housing. Your best bet is the private route. Or if you are looking to buy some HA do market rent properties for a few years which enables you to save for a deposit and you can then but said property.

yes think so - they just want to rent out the properties "

If they have the properties one bedrooms are high demand now due to the bedroom tax. Most have waiting lists or only put properties on local authorities choice based letting schemes where you need to be in a high banding to obtain social housing.

Well good luck make sure at the viewing you write down questions you need to ask. Such as information regarding the Boiler, also check type of heating etc

You will be fine, just remember it's an empty space so you can make it your own with a bit of TLC if needed. Make sure you ask about the tenancy and read it! Don't get caught out by clauses in it. Also ask whether the landlord is looking to rent long term. If you need any advice etc PM me I'm happy to assist x

I have oil heating! Absolutely love it! When oil prices go down, you fill up your tank, and you have a 'watchman' so you can tell how much oil you have left, and therefore cater your use of it. I pay mine upfront, and there are never any nasty surprises of a big bill coming through

That's what the flat I live in is. The rent is reduced as it's for people who work in the area. Only problem is that the HA who owns the flat have decided that the housing market has picked up enough, so the want to sell the thing. Thankfully there is the option of shared equity (75% ownership) or shared ownership (50% ownership + rent on the rest). So thats me scurrying aroung trying to find a blinking mortgage that I can actually afford.

Bother.
