Non Sexual Advice Needed. Nah .... Wanted.

The Town by The Cross

I have a house.

Should I move or do it up ?

I want the equity.

I love the peace and tranquility here and the people.

Move , Stay, Move , Stay ?

Now... If im staying - jobs need doing. Externally and Internally ...... Who do I get to tell me what needs doing ? As opposed to me going round saying what I want doing ?

Who can tell me whether to repair or replace.

Im not looking for a builder or handyman as such ......they are bound to say ooooooooooo luv you need alllllllll of that doing.

Im looking for sommat like an advisor.

maybe check out estate agents and look at properties that you find appealing and incorporate the bits you like from various homes and make yourself a wish list for your current home and then get a few quotes of the cost involved to achieve this ...once you have firmly established that it will cost too much to achive ...move !

If you wanna keep the equity then it's a non decision. Stay where you are. As for what work 'needs' doing...........maybe a surveyor over a builder?

If you want the equity and don't want to do any work then sell and take what you get and live in sheltered accommodation.

I'm eligible from next month.

haven't read all the replies, but if a house needs work, it won't be worth as much as a house in great condition, it is how property developers make a living... A estate agent will value you house so ask them what it would be worth as is and with any work required done, then see if you can get the work done for less than the difference... A friend was advised to split a large bedroom into two and it would add 15k to the value of their two bed terrace, which for a stud wall and plastering and a bit of electrickery and plumbing was a good option. Creating the extra bedroom from a loft conversion they would have struggled to break even.

We are in a similar position and have opted for moving. No help to you I know but it's a nice feeling to have made the decision.

We have a list of things we absolutely will not compromise on (necessarily short) and another of things that we will and hope to release enough equity to live modestly and reprehensibly in our footage.

Not necessarily. It was the best thing my parents did. They had a blast with the equity from selling the house before Mum ended up in a care home demented. At least the whole value of the house wasn't used just to pay for her care home costs.

my mum was in exact same position

liked the area loved the neighbours peaceful and quiet didnt want to move but house needs work doing to it

so was in 2 minds to sell up and move or stay put

just done new roof as needed it urgently, new patio area back and front gardens

just doing bathroom and finishing off the bedroom then its start decorating

what I do know is if you sell up you may lose what you get already from the government until it goes below a certain level as they quote you have equity

a rough idea to aid you is look at your house

the main thing is your roof as you should know

phone cameras come in handy nowadays take a photo zoom in on the roof look at your pics look for missing slates or cement on your ridges missing

windows and doors if not plastic needs painting yearly

kitchen if units are fine spruce up the doors and get new doors for it change the work tops if you want to do

I've made the decision to move too as I'm on my own in a 3 bed now so am trying to do some repairs that need doing but mostly need to decorate and flooring and tidy the garden so that it looks nice for someone else and not for me any more

As a property developer, my advice as to avoid somebody ripping you off with suggesting works not needed to improve value would be get an estate agent around. They'll happily point things out to improve value on your property (end of the day they get a higher commission if they sell it for you).

Then I'd suggest getting some no-obligation quotes from the relevant trades and then decide if it's worth the trouble.

An agent will know what the market in your area demands and expects, only you can decide on what you want to release capital wise.
