Depend on whether the property is vat registered or not"

no it doesn't, rental does not contribute to turnover unless a service charge is applied, both our businesses have been vat registered for years and 1 has had a vat inquiry visit from the horrors and the areas we rent out to sub contractors weather registered or not do not, its nice to win an argument with them

people do it because

by opting to charge VAT on the rents they can recover VAT on the costs they incur in relation to that building.  I don't know a great deal about it though just in relation to the properties I deal with at work do I may be wrong.
