Pure 100% fake. The production team of Living TVs Most Haunted caught him out. He always did research before the team visited a place. On one occasion, he couldn't find a link with a deceased person, so a couple of the TV crew made someone up, but made sure Derek could overhear them talking. In that program he said he was in contact with the fictitious ghost. He got sacked shortly afterwards.
