The fees they charge are mad, I remember paying £150 per person just to put my application in. (credit check etc stage)

Should be illegal.

you are renting a property through a letting agent?

the robbing bastards!!

no one ever tells you about the costs involved in renting somewhere out

I have seen some agents charge £500 for references and checks. If an an estate agents with integrity and customer base appears locally then they will clean up.

On the flip side, I'm a landlord and have used agencies who charge tenants cheaper management fees and contracts and their service is even worse than usual.

Either way it is an industry that needs more regulating. On top of your extortionate agency fees, there are high deposits and reference checks, which makes it impossible for an 18 year old to rent without parental help due to the upfront costs.

Trying renting direct off places like gumtree, I was lucky before and remote a place direct from landlord we both save cutting out the vampire agents
