Renting a Room Out

Thinking of doing this, but wondering what would be the pro's and con's of doing this?

Pros,

extra cash, company.

Cons,

Higher utility bills,loss of privacy,damage,strange habits they may have,what if they stop paying you ???

I always rented rooms out in my 20's, had a great time with it. Tried again after living by myself for a couple if years and hated it!

co-worker of mine rents the flat above her home out. she has had good and bad experiences. just be careful who ya rent to and be sure to do a very thorough background check.

If you can get someone who works similar hours the benefits are good, I rent 2 rooms out, mon night to Friday morning, to teachers, who go home at weekends, suits me, and pays my mortgage, has allowed me to get a second house that I rent out to 3 women from local hospital, which pays that mortgage, so its all good for me.

a single room can be rented on the rent a room scheme so good for tax , but I prefer to get them from an agency or do the checks get deposits etc

we had a guy rent from us within a week he had a girl kid baby and dog in the flat , took us age's to get them out

contact local colleges about their long term students is good also visiting teachers ,

try big building sights that have long term contracts for a build they often go home at weekends xx

You'll probably need the OK from your landlord or your building society + HMRC and your insurers will probably be interested.

I've just read your profile when can I move in ? Seriously though privacy is the main issue really. If you enjoy company though it shouldn't be a problem for you.

I could not do it, I value my privacy too much and our home is our own little Haven.

It would also require me to clear out my junk from one of the spare rooms, so would clutter up the rest of my house even more lol.

Seriously though, one of my best friends has rented out her spare room on and off for years.

She has only had issues with one person, and that was when they wanted to be bringing people back to her house at all hours of the night.

She does not go through and agency, she gets people by word of mouth, and I believe once advertised at work.

she charges £100 a week which includes bills, so not a massive amount, but certainly helps towards the mortgage.

It depends on who they are it could be good company or they could be a pain too. Finances wise the extra money is always handy I guess.

I live in. 3 bedroom house on my own and have often thought about renting one of the rooms out .................

BUT .....................I just love my independence and privacy so much .......

But here's an idea ...................

Rent your house out ...........and move in with me ..............

I am also considering renting out rooms as I am in a 3 bed house especially as my son seems to spend more time at his girlfriend's than home.

I like the idea of someone staying during the week so possibly businessmen who come down for meetings but don't want to stay at hotels, the extra money would certainly help me pay off the debts and so much better than shifts in a pub too

I rent out 2 rooms to 2 of my best mates, there rent covers my mortgage and council tax. I enjoy it, beats going back to an empty house after work

Just watch for tax implications I think its £42 threshold but not 100% sure. Its not a bad Idea though if you like company, have space and get the right person in.
