Ours is OK, Bellway Home, 8 years in. Did a full snagging list a couple of years in and got a lot of minor things fixed, and no major or structural issues. Have seen better built new builds since, more modern etc, but thankfully, no major issues in ours.

We did avoid a couple of house builders who, on researching had appalling reviews online, and as well we did as we heard there were a lot of issues at that site and glad we didn't go there in the end.

I'm in one and i got what i paid for i guess, never had any issues with mine in the 2 years i have been here but we will see in the future. Im happy with mine but ive seen lots who have bought from other companys and its been a shambles

Yep, pretty much. It’s a shame as they could make a mint if they handled it properly. Some building companies are excellent but the places I’ve worked they’re far an few between, which is a shame

I live in one.

We had to have all of our windows adjusted because you could stick a hand out of the gaps when closed.

They failed to plumb the downstairs shower in properly, which leaked and caused all the wood to slowly rot so that all had to be ripped out.

The "settling in cracks" are less crack and more gaping.

There is an abundance of storage space though! 👌

Gleason did mine it’s ok but others are better.

You probably referring to budget builds - companies like Belway. All houses started their lives as new builds.

I had a gorgeous Davidsons house, eight years never had a single issue. Was also the cheapest house to heat in winter I’ve ever had

I think they’re brilliant for first time buyers or for shared ownership personally. But there’s better value for money out there for those well on the market - depending where you live etc of course

I had a bovis one total disaster, had nhbc also in for issues after they fixed certain things, even the CEOs from bovis came to inspect the houses built because the huge mistakes they made mainly internal issues. This was one of the first plots on site built

Then bought a Taylor wimpy one few years later, no major issues, quality was fine unless you are fussy and will pick at minor issues

Believe quality and issues are down to the number of houses being built, smaller number of houses more issues against companies building thousands as the site I bought both houses on is a 4200 homes built by 6 different house building companies which are all competing with each other for quality.

I don't know too much about the quality of the build. My last place was 10 years old and it was okay, other than a bit cheap. None of the walls seem to be properly perpendicular...

However the recent chain I've been in had new builds at the top and they were absolute twats that have caused no end of emotional stress down the chain. I'd never buy from a new build for this reason and be wary of entering a chain that had one involved.

I used to work on a site that was putting up only new builds, thrown up in next to no time, plus cheap materials used to maximise profits. I guess there are lots of decent ones around but it’s the luck of the draw.

Would far prefer to buy something that needs renovations doing to it so I can do it just how I want, plus you will always make money that way.

Beyond that, pick the developer wisely and expect a snagging list.

The last company i worked for did new build houses they looked lovely but the people who bought them were not impressed one brand new house had damp problems i actually discovered the problem but whether they put it right or not who knows .

Hit and miss. Expect another housing crisis in the next 20 years due to dodgy building, cutting corners and the government turning a blind eye. If you find a good one, consider yourself very fortunate indeed. Do your own due diligence, get an expert to assess the house/apartment before you buy.

Its called "flat bashing" in the trades for reason.

Bash 'em up and get out. Pricipal contractors squeeze the subbies so much yhere is next to no profit in the work and the work needs to be finished by yesterday. Some of the corner cutting i have seen is shocking on big build, household name sites.

I think its all down to who builds it. My mams house is a new build and is done really well, a very small list of snags moving in and because 1 of them snags was bad, she got a £50 shopping voucher.

She's been there 7 years now and theres nothing to complain about it other then size, but there all smaller now.

The problem with new builds is that they are all built with contractors on “price work” so the only way they can make any money is rush and cut corners, with the attitude of “it looks good from my house” , and it doesn’t matter which builder you use as they all use the same contractors and the lads will jump to whoever offers them a better deal or money, if you are considering buying one pay for a company to come in and do a inspection.

My sister bought one (not naming the builders) in six months there was a four inch crack down the whole side of the house and she needed rehousing whilst they underpinned it.
