I’ve some extra money (I’m temporarily wealthy!) at the moment but I know it won’t last forever, so by hiring a suitable venue (I think I can manage to afford funds for the initial outlay in costs) the money will be put to good use.

It won’t be for profit & just as long as I get my money back then I’ll be satisfied.

I’m only toying will the idea for now because I’ve not ventured into this domain before - but I’m seriously thinking of doing this but need advice.

That has to be decided yet.

I realise I never requested input from people with no interest in investing / risking money (it’ll be mine, don’t worry), but it’d give me an idea of what punters are interested anyway.

I’d probably not take advice here, and instead start by writing out the beginnings of a business plan.

What type of venue you want, what you’ll use it for, check out the property market for rough cost estimations, etc.

So you are thinking of purchasing a 'venue' that you will rent out for 'vanilla' groups to use at cost?? Did I understand?

My friend recently bought an old building and he was approached by a church group who wanted to use it

Maybe start with reaching out to the local council/3rd sector leaders - but suggestions for potential interest depending on size/suitability would be: Photography groups, fitness groups, Charity organizations, allotment groups, band rehearsal, band performances, Craft groups etc...advertise on local fb groups

You'll need to think about insurance and public liability etc, possibly a licence

Or do you mean like a sex club/ dungeon??

No, I don’t wish to purchase the venue because I think Bedford has enough in the surrounding areas - however, if the venue generates an appreciable gathering & looks promising, I could at least think about purchasing some property, but I wouldn’t think it’d be a dedicated venue for people wishing to follow this lifestyle (it would leave it tied-up when it could be used for other, more mundane activities).
