Depends on the person and what needs to be discussed.

Open style questions ...listening to understand

Reflecting back what you've heard and gentle guiding towards topic with more follow up questions.

It totally depends on what sort of person they are.

Are they receptive or defensive when you try to talk to them about delicate things? Do they listen and think about what you've said before responding, or do they immediately bridle and show anger or resentment?

Are they aware that you have things you need to discuss with them?

Just be honest, empathic, open and listen to their views. If they get defensive or upset then cut the conversation, last thing you want is for them to feel attacked.
