Letting agent/landlord advice please!

Good morning

Apologies for the unsexy topic here. Are there any letting agents or landlords on here who could give me some advice please?

I'm 2 months into a 6 month fixed term tenancy, have asked if i can leave (long story) and to replace myself and they then sign a new tenancy with the remaining flatmate. This has been allowed to happen at this property with previous tenants. They have refused and said the 6 months is set in stone but i can sublet my half!

The other flatmate has bought a place and asked if our tenancy can now end 1 month early. They are letting us know the answer this week. My question, if i get to the point, is - if they say yes to ending the tenancy a month early. Is that them now breaking the contract i signed? And could that be my leverage to leave now?

No.but I get what you’re saying….

The tenancy can be ended early by either party subject to the conditions in the contract, there will be many including notice , penalty etc and one of them will likely be parties agreeing to it.

If you asked to leave a month early and they agree no one has broken the contract.

The “six months set in stone’ comment is just bad terminology, Contracts cannot legally use terminology like ‘set in stone’ What they really mean is - no they don’t agree to that request , But seems they agree to the other request.

What I would do if I was you was give them two months notice anyway and tell them you’re more than happy to let them show people around. They seem to be being very reasonable so will likely give you a months rent back if you agree they can move someone in before the two months is up
