Random question. I have an artex ceiling and the house was built in 1986.

I know they used to use asbestos in that type of ceiling in the 80s.

Bar having in tested does anyone know of any ways to find out if the housing estate I live in would of had asbestos reporting? Bar asking a neighbour if they had have had their ceilings done?

If you brought the house and had a survey that might tell you.

If it belongs to an association they may have the details

The HSE decided about 20 years ago that the white asbestos in artex is nowhere near as dangerous as blue I believe.

Skim over it.

Its basically because there is a tiny bit of mold on the ceiling in the bathroom.

I was told not to use bleach to clean it if it might contain asbestos

If the ceiling is painted then the artex is sealed. Get a can of spray stain block then paint over it

Did you have a survey when you bought it? You’d have it reported in the survey. Also, you should be able to contact your local council Environmental Health Officer. They can tell you if houses in your area have been surveyed and if not they can help you identify it building materials in your home are on the list of materials found to have been identified as containing asbestos.

I did have a survey done but I don't think they tested for it lol

Unless a servayer days otherwise. Assume all artex had asbestos in it. As far as I know depending on they type it should be fine if left undisturbed

If I were you, I’d contact the Enviornmental Health Officer or find the survey and read it to be certain.

Surveys are often vague and usually include a line like, "artex ceilings may contain asbestos!"

Your risks increase depending on your exposure. Wiping some mould off the ceiling is a low risk procedure compared to say building demolition.

I'm trained to removal asbestos and if you wanted to be super cautious, then wearing a paper suit and a PP3 mask from B&Q would cost you around a tenner!

Smearing the area with shaving gel or foam before wiping will also prevent most particles becoming airborne.

If you have an artex ceiling from the 80s, there is most definitely asbestos. But you can never be fully sure without testing it properly.

Remember asbestos isn't dangerous if you leave it untouched. I recently had to remove asbestos in my home as I hated the artex ceiling and wanted a flat one. Turned out to be a pain in the arse and my wallet.

Just clean it with a black mould treatment if you don't want plaster it. Even if it did contain asbestos it would be very mild and it's probably had 10plus coats of paint over the years. Would be more than sealed

go to a licensed environmental company 1986 would be the absolute end of using asbestos as a building material mind

We sold an ex council house in Feb this year, it was covered in artex but to our knowledge, no survey was done that conclusively stated if it contained asbestos or not. No-one took samples or anything. They just write "might contain asbestos, buyer to check".

Undisturbed asbestos poses no risk

Fix the cause of the mold or it'll return might just be condensation lack of circulation

I don't think bleach would work on mold

Pre 1990s, asbestos was added into the artex mix and so any asbestos pre 90s ish might include it.

Get it tested mate,my house was built in 1995 and I had a leak in the bathroom and it fetched the kitchen ceiling down.

Insurance wouldn't pay out until I had the aretex tested for asbestos,luckily they stopped using artex on Barratt houses in our area the year before.

Yea im assuming it does which is why I don't really wanna mess with it.

I read that you shouldn't really use mold killer on artex because it can loosen the fibres.

So wondering how I can clean the mold off before I repaint it

Using a bleach spray and a cloth to wipe a bit of mould off a bathroom sealing doesn't seem worthy of a risk assessment in my view!

It's normal in bathrooms.unsightly,not harmful.Proprietory mould killer then re emulsion,or oil based undercoat over the mouldy area then re emulsion.

Totally agree but would recommend you spray a bleach or antifungal spray and just let it dry.

If you don't know its not Asbestos assume it is, as it was in Texture coatings at the time you property was built. It was band for sale in 1999 so it is assumed property built 2000 on should be Asbestos free.

As above less is best clear the room best you can mask and paper suit spray the area. DO NOT USE A HOVER. Role the paper suit off from the hood down so its in side out trapping any dirt that you have realised.

But also remember it is only about 0.5% asbestos crysotyle.

Asbestos is perfectly safe so long as it remains undisturbed. I took a house into my portfolio two months ago that even had artex walls. It was only £35 to have samples tested. For a smaller added cost an analytical laboratory will come and take samples, and subsequently provide you with a report. As it happened mine was asbestos free, but worth the cost before hacking it all off.
