You have won the lottery (let's say the euros so you have lots to spend) and you're splashing some cash on a place just for sexual fun... What must haves or essentials are you including?

For me it would involve:

Spa area

Boudoir style dungeon/bedroom, something great for bdsm and Link but the hight of luxury and sensuality... Think lots of velvet and latex, plenty of comfy places to have fun/fuck.

And a more clinical area (or couple of rooms) think medical/interrogation rooms, still not damp dark dungeon more clean and sterile with only one piece of intimidating BDSM kit per room... But all hidden behind a sliding book case or fireplace.

Plenty of webcams to let me share the action with others. Built-in facilities such as dispensers for various fluids. A selection of beds (water bed, ball pool, etc) and other shag platforms.

For me it would be a spa area and hot tub with a sauna all in one area.

for those that want to try sex in those rooms.

fireplace would be a proper wood fire so wont be hiding stuff within it.

as I build stuff anyway, You might be surprised what you can hide within normal looking furniture.

The dark dungeon I would use for sex machines as they are far better on a solid floor than they are on a wooden floor.

The floor is heated by the wood stove.

Glory hole cubicles with set up yourself seats/chairs/back rests which also can be adapted to be used on all 4s but comfy.

privacy is a must no one will see your face as your head is slightly back in a half round circle more so for those wanting a spit roast.
