"I am from the Black Country and it was a nice place to grow up… the towns were vibrant and busy. I moved away 25 yrs ago and still go back fairly regularly… but since the big crash of 2008 and 12 yrs of austerity seems to have devastated the place - walsall has so many empty shops it’s quite sad. So - have you had the same experience of seeing the place you grew up change for the better or worse." I'm almost from the black country. I grew up in Hamstead, but born in West Bromwich. Hamstead is weird really as it was on the border between Birmingham, Sandwell and Walsall council boundaries. Walsall is a bit of a dump though, I think the most excellent leather museum is still going strong though

"Gentrification, 15+ years of housing affordability crisis ("starter" homes can cost a cool million), further divide between the haves and have nots. But I don't think that's unique to one location, I think it's across countries." I think Manchester has been hit particularly hard by what you have just described.

"I grew up in a town with a big university, it has now become so big that during term time it's overrun with students and during holidays it's a ghost town. Much of the housing around the University is taken up with student accommodation and the price of a 2 up 2 down terraced house is so high that only landlords and parents of students can afford them and they let them go into disrepair, its sad as I loved the place as a kid. When I was a kid there was one house on the street that was student accommodation, now it's over 70% of the street." Sad as the students can make landlords huge returns!

I agree - gentrification is a curse - places can get nicer organically and be there for everyone not just rich peeps who can look down on the mere plebs who look out of place in the Hispter areas
