fingers crossed for me please

Well its done ive sent an email to my landlord giving a months notice on my house thats falling apart. Just hoping they accept it as we have found a nice little house for me in a nice location. So please keep fingers crossed for me tomorrow when i call them for an answer and that the other house hasnt gone by then too.

Good luck hunny! It's sounds like your landlord hasn't exactly kept up with his responsibilties, so he can hardly argue with you about your leaving xx

thanks every body its a lease until december but i had to wait 6 months for a water leak to be fixed 7 months for mould to be sorted and am waiting a month for a new cooker and new windows as mine have rotted so no they havent kept up their end so are in breach. Im just hoping they let me go.

wow yours is as bad as mine if not worse mine just sends me snotty emails saying nothing more they can do. But hopefully new landlord will be better

I technicaly have 2 months left on this lease but as thye have broken the contract i am giving them one months notice from tomorrow

I was asking jay, about these landlords and they are breaking the law, they are supposed to get things fixed in the same amount of time as you would yourselves. You can take them to court for not carrying out their responsibilites. They cant leave you in houses like that.

As long as you are not trying to terminate outside the bounds of your contract you shouldn't need good luck. If you are but feel its down to unacceptable conditions then its still no reason for luck as he has failed to honour the agreement.

Either way if he does not accept seek legal advice however I doubt any landlord has the power to make you stay.

cant afford it but the landlord is in breach of contract so we will argue the toss with them and try. They have just left this house to fall apart so have no interest in it really

I think if you have to pay anything its one or two months rent. They can take you to court to get the full amount but generally they dont bother because of the cost to the landlord. Plus if you can prove its unfit to live in

I have rented twice from private landlords and twice from agents appointed by the landlord.

My experience has been that the direct landlord option is far better for getting things done, getting clauses in the tenancy agreements changed etc.

Have got to say, my current landlord is an absolute gem hence why I've stayed 6 years in a pokey flat that I intended to use as a stopgap on a 6 month lease.

Just a shame the area isn't better or I would stay much longer.

The next trick will be finding a decent property with a landlord that accepts pets !

im going from renting direct from a letting agent (above on of their branches) to a private landlord hopefully as i have found them better in the past

Well I would have thought you could mutually dissolve the contract. If not then small claims court and report them for an unsafe property though I would have thought they would prefer a months notice for ease.

I was about to say the same. Lots of photos, any emails or letters etc. Any proof of any kind in case it is needed at a future date - particularly if they try to keeep your deposit to pay for unecessary 'repairs' and make out YOU haven't taken sufficient care of the place.

Quick update I have a break clause I didn't know about so should have handed notice on the 29th but they will get back to me about accepting it from today so half way there I will be out within 2 months if not a month. Thanks everyone for the luck sent my way it seems to be working.
