Bdsm playroom

If I was to build a bdsm type playroom for rent would there much interest in using it? Based in midlands or north west area

Like an AirBDSM? I think people would be up for it if it were more an annex than a room in your house.

I would suggest waiting till the pandemic is over/lockdowns are eased before considering this.

Plenty of well established venues are disappearing due to not being able to sustain themselves.

Cost is not an issue. I would probably run it as a paid hobby not looking to make a profit as such, as long as it would cover its costs. I already own over £30000 worth of bdsm equipment

If you have that much equipment I imagine you're pretty into the lifestyle, likely go to events and know or have connections to others in the local and regional BDSM community through local munches and events.

If so, you probably have a good idea on how many serious local people would use it - and I would think that the further away people are, the less likely they'd be to travel, depending what other facilities (clubs or private) are available locally.

You've also probably already considered that as an unknown quantity (rather than established venue) you'd need to build people's trust and confidence in the safety of the proposed facility. Again being well respected in the community will help.

I think unless your hosting regular events though, it might not 'wash its face' as lots of those who want to partake will either go to a club, will have their own equipment, or know others in the scene who organise private events, rather than paying to hire a potentially expensive venue to play as a couple/small group.
