Ok guys i have been watching daft for some time now and i have noticed both the ups and downs of rental prices. Now just wondering are letting agents/estate agents and landlords over pricing as alot of places are not worth the asking price. Should a watchdog or ombudsman be set up to over view the pricing of rentals and should pricing be based on ber cert rating and condition of a place.

Supply and demand so if demand outstrips supply prices go up

What I have noticed, instead of putting up the prices of a room. Landlords get a double/single room and stick 2 or 3 bunk beds in there. The rent per bed goes down, but per room goes up like crazy but they cram them with students and people travelling. Can't find any non shared rooms to save my life

Here is an example. Two houses both the same ok. Now these houses are in two different estates but the estates are next door to each other. They got a reputation few years back and has stuck ever since. Both three bed one is 700 and one was 900 now down to 790. The 700 i looked at and know the two tenants that rented it and it does need work on it. Now the 790 one has just had about 15000 spent on it. Just a few doors up there is a vacant house which has been used as a dumping ground for household rubbish and across the road there is four houses burnt out. The owner of 790 wont believe me that she wont get the price they ask but the bestbof luck if they do. I just cant seem to figure out where they pull the prices out of because it is totally crazy.

If a property is above your budget. Move on. Ombudsman? Waste of money. Landlords have a right to charge whatever they want for renting their property. It's a case of suck it up

same here in meath friend of mine her landlord put rent up by 200 a month there all hiking it up as from april the rents are being on hold from the governent so the greedy feckers put it up before goverment steps in and of course it is as usual let them know that they have time to hike prices up so they have made the situation worse .eddie hobbs had it right it is rip off ireland most my friends have left to work abroad for a better life for them and there families and i cant blame them i should have done the same but its too late now and cost too much for me to make the move . But the goverment rather take in 40 from syria at a cost of millions they look aftr others from other countries look at all the homeless in ireland all around the country its disgraceful this country is a joke

I know people crying out to rent and are not able for either 1) can't find anywhere or 2) prices are crazy. Also alot don't want to rent to people on rent supplement, they want to rent to people earning

I in the property business and i can assure you rents are going up. Very little has been built in the last 10 years and houses especially good property is in short supply. Simple economics when demand is higher than supply prices go up.

Obviously they MUST take precedence over the Irish that have paid taxes for generations,how silly of me,I forgot them,those Irish never contributed to supporting the Irish that had there jobs stolen and ended up unemployed,I am with you on that one,so nice we dont have to hear an Irish voice now in a shop,petrol station,cafe etc,we dont give them enough,lets march together to give them more,I am glad this is on a sex site,where better to talk about being fucked.

you've to pay tax on rental income but not more than % of the tax bracket you're in minus expenses and a percentage of interest on a mortgage.

Your allowed 3/4 of the interest of the mortgage In that given year Plus expenses / repairs To off set against rental income for the year

the main reason why rents are mad is because for decades none of the councils where supplying enough housing. they sold most of the public housing stock and said the developers would supply enough housing for all. then they stopped building houses because there was no profit to be made

As far as I know the Reichsmark was introduced in 1924. Hitler came to power in 1933 and the Reichsbank printed sheer amounts of Reichsmark to finance Hiltlers job program and to rearm Germany if that is what you call Germany thriving....the Reichmark was replaced by the Deutsche Mark 3years after the war ended in 1948. That's what I learned in history.

A trumpian approach is one based on nationalism with very little respect/regard to the rest of the world....at least that's what he promised in his inauguration speech.

A Building Energy Rating or BER is an energy label with accompanying advisory report for homes. The rating is a simple A to G scale. A-rated homes are the most energy efficient and will tend to have the lowest energy bills. I dont think many people understand the importance of the ber cert when it comes to renting. Like would you rent a place that was say 800 per month and had a ber cert of G rating which would cost you alot more to heat i dont think so lol.

I think most landlords put up prices cause they see there is no from what to choose and people will take crap house for 1000€ and more!

Im only shocked how bad some houses is!! Some is mad prices but are beautiful inside but most is old and full with dump! And most sad time in Galway is when students coming back or new ones.. cause then poor students have no choice but take even crap single room for 300€ or more :/

tnis is so true , we recently got our ber cert redone as we done alot of insulating and solar panels instslled , ours is now a b cert and we are very happy as we gone sell soon .

But rental is gone mad , even in Cork its crazy , not many places and lots looking to rent as they cant get mortgages , unfortunately

Thats what lots saying... and sure after some really need be done lots fixing.. but true is most landlords wont fix anything and let next ones in even not sweeped house and about same or even bigger money!! and later blame new rentals that they broke all and wont give deposit back! And if they take deposit same as house ptice per month there could be done lots replacing of stuff.. but most never done in house anything like 10years...

" As far as I know the Reichsmark was introduced in 1924. Hitler came to power in 1933 and the Reichsbank printed sheer amounts of Reichsmark to finance Hiltlers job program and to rearm Germany if that is what you call Germany thriving....the Reichmark was replaced by the Deutsche Mark 3years after the war ended in 1948. That's what I learned in history.
