So,, the landlord called and gave us our months notice

He wants to do up the house to sell it. I've gone to every estate agent and all I'm told is "there's nothing available".

I'm losing sleep, my appetite, and my mind with worry . Feel like there's nowhere to turn

I know this is a non fab issue but I'm going out of my mind. Sorry for the sleep deprived rant

My heart goes out to you. Moving house is stressful enough without this worry on top of it.

Spread the word, tell everyone your looking for a new place. This often leads to someone who knows someone who's auntie is having a house that she wants to rent out...it works. Don't give up!

Aww Tina ....... Put your name down in every letting agent .... Say to your landlord your looking but can they give you more time and as soon as you find somewhere ..... If they decent he should allow for that.

Fairly sure the rules on selling using that excuse were toughened in the rental legislation last year. Citizens info maybe, or the prtb might have more info

Whoever told you that is not telling the truth.

Plus it's right the balance of power lies with tenants. Housing is a human right, the alternative is what? We go back to a situation where landlords can evict people like Victorian times and we wander the streets is it?

To answer u all in one go: we're only here since March, landlord said if we needed more time he could stretch it an extra 2 weeks for us.

House was on the market before we moved in (they kind of did us a favor letting us move in)

Its the time crunch that's putting the panic in me. We've been looking for somewhere else, and its like every time I'm told about a house "coming up" I go and enquire about it only to be told "oh that's gone already"

Frustration and panic are building in me as the days move on

Agent told us that landlord is coming back from UK and ask us to move. He gave us the letter that he's coming back. We moved out. The reason for that was that the price for other houses was 400euro more and because of new law he couln't rise our rent. But now is somebody else living in that house but not the ovner. So be carefull and ask for the proof that he is selling the house. And don't move oit till u will not get a oficial letter with the reason why he wants u to move out. And good luck with new home.

If you ask your landlord at the minute to write up a reference too so you can hand into these places it helps them see your decent tenants.

I have my name down with them all hun.

I know the house is for sale as its in the local estate agent window. And ppl have come to view it while I've been here

U see, we live in such a small town and its so hard to catch an available house because if someone is leaving a house their letting their friends know so they can get in and get their name down for it first

Well around here I always find the postman a great source for anything!

They know all the houses, which are empty etc, plus if people are leaving a rental shortly, as they have to fill in Forms to forward their mail to.

If I need a Plumber etc they know who does plumbing etc...

Might be worth a try??

Maybe you could move out the country a bit.... cheaper rents and more availability( around here anyway)... downside of course being extra transport costs etc...

Word of mouth has worked best for me in the past. It is a worrying time op and sorry to hear you are going through it. I found my most stressful move was also my most organised as I had to stay busy to distract myself from the fact that the first property had fallen through and I was packing up with nowhere to go at one stage but when a property did come up I was moved in under a week as I was ready to go. Let us know how this works out please and best of luck with it.

I was in the same situation landlord told me she was selling but actually she only wanted me out so she could raise the rent by 200 quid! I was technically homeless for a month but for a good friend I would have been sleeping in my car! I was lucky to get somewhere. Try not to stressI know it's difficult not to though. Put your name to every letting agent Facebook the works.

Ok, whatever he done you a favor or not, the fact remains he gave you a years contract.

Go to the prtb or ask him if you are registered, if you aren't he can't issue notice till you are registered (this you can do yourself)

Parallel to this, he won't be inclined to go the prtb if you are not registered as this will result in a €5,000 fine.

Talk to threshold and the prtb, plus let your landlord know you intend doing all this. These actions may force him to re-avaluate his own action in your tenancy eviction notice.

As you are under 6 months, and if he has you registered with the prtb (within 30 days of contract signing) there is nothing you can do I'm afraid.

Seems landlord has been more than fair and op has aknowledged that. So why do people advise to "fight him" or "refuse to leave"or "report him " etc. etc.

Didn't read all the other comments ... Happened to me - the landlord is father of a close friend..... It's ruthless - asked for another month wouldn't have it .... The sad reality is that's all they are obliged to give you for notice .... I was lucky and got sorted fingers crossed for you guys xx

What to do

If you have received a written notice of termination of tenancy and are unsure as to whether or not it is valid, contact your local Threshold office immediately.

If the notice is invalid, you should inform your landlord in writing that you will not be complying with the notice. Use the template letter in the Useful Downloads section of this page.

If you wish to challenge the notice you must refer a dispute to the RTB within 28 days of receipt of the notice.

What to do

If your landlord threatens or attempts to remove you from your property, you should contact your local Threshold office immediately. Remember, a landlord may not take the law into his/her own hands.

Contact the Gardaí immediately if someone is using force to remove from your home

Contact the Residential Tenancies Board(RTB) and inform them of the fact that you are being illegal evicted.

Inform your landlord that you have been in contact with the RTB, Threshold and the Gardaí

Take a sound or video recording of the illegal eviction if you can do so without putting yourself at risk. You should also take photographs.

In order to prepare for a possible RTB hearing you should keep a log of events, record vehicle number plates, incoming phone numbers, Garda names and numbers etc.

Make a list of any items you have been denied access to or that have been damaged or lost during the illegal eviction and keep any receipts for replacements

Keep a record of any other expenses incurred as a direct result of the eviction such as B&B or hotel costs.

Get Advice xxx
