Similar rules in other countries lead to an increase in hotel room prices.

A lot of landlords are selling up as the law is way too one sided in favour of the tenant. The rents won't drop as there aren't enough properties coming through. Even if government hits housing targets, people can't get mortgages . Then there's the issue of people landing into the country who are on housing lists everywhere. Think I saw that there are 17000 homeless/ waiting on property. Correct me if I'm wrong.

You can't regulate your way out of a shortage of supply, each change in regulation is further strangling supply. The government should be concentrating on building social and affordable housing rather than competing with private buyers trying to buy on the open market.

Mortgages are the easy part (as long as you can show repayment ability).

The problem is that most middle earners are priced out of the housing market as the demand is so high and the prices are so high. Your max mortgage amount is often way less than you need, not to mention trying to save for a deposit while paying ridiculous rent. Next to impossible to buy as a single person anywhere near a city.

Where I currently rent, the apartment next door is an Airbnb and is empty the majority of the time. It’s about €1500 a week to rent on Airbnb so they obviously don’t need to fill it. It’s an absolute disgrace that it’s an Airbnb in a rent pressure zone.

The whole country is a rent pressure zone. Up until the end of this month anyway. Not sure what the plans are after that.
