We managed because we bought a very old house (1860) and renovated. More can be done with disused old houses. Renovation and retrofit grants need to be increased. New houses are so expensive to build tuay they are unaffordable for most. Controversial opinion: Bring back cheap bedsits for students and those living alone. There isn't enough choice in the market on the low end. | |||

My property tax is the exact same as last time because of the bands being wider Apart from the property tax I also paid stamp duty of 50k back in the 90's on a house thats my home rather than an investment | |||

Smaller companies are going to be more affected by shortages in all liklihood. I do some occasional work on sites and the larger companies import a lot of their supplies directly rather than through providers. They're also not shy about increasing prices to the house buyers either. | |||

Had a small heart attack and ended up buying regular ply and treating with yacht varnish. I watch it delaminating in the garden daily feeling sad. | |||

For every step of the way in terms of accommodation, from first time renters like students, to older people who move into needing care. " The problem with that though is that once house prices even stagnate, never mind collapse, builders stop building and banks tighten their lending criteria where they basically stop lending except to the very cash rich people. A good supply of houses stops prices rising and will bring rental prices down but it doesn't bring down house prices as such. | |||

On the other side of the spectrum I feel that too many people are paying rent rates that should be mortgages, so who gets to buy? ; the rich landlords, back to modern feudalism. On a more serious note, beside weak legislation/regulation of the rental market I think one problem is that almost all rental properties are furnished. The landlord throws the cheapest crappiest furnitures into the flat to limit any finacial damage. Tenant perceives shabby furnitures as exactly what they are: Rubbish and therefore give a flying pancake and doesn't take much care for the flat either. As a result property get a hard wear and tear. | |||

If you're talking about the likes of the daft.ie rental reports then yes, they just compile figures from advertised prices on their own site. If you're talking about RTB figures, which are closer to the real deal, I believe they compile them from all tenancies registered with them. That's the theory at least. There are plenty of tenancies not registered in sure, but I don't know if there's enough to sway the statistics. | |||

The Thirty-ninth Amendment of the Constitution (Right to Housing) Bill 2020 reached 2nd Stage in the Oireachtas in June 2021. Note it's called Right to housing NOT Right to own your private home or holiday home or investment home aka your pension fund. It is proposed to amend the Constitution by virtue of Article 46 to insert the following: 1° The State, in particular, recognises the common good as including the right to secure, affordable, dignified housing, appropriate to need, for all the residents of Ireland and shall guarantee this right through its laws, policies and the prioritisation of resources. 2° The State, accordingly, shall delimit the right to private property where it is necessary to ensure the common good and to vindicate the said right to housing for all residents of Ireland. Note residents, not citizens. Note "delimit the right to private property" aka Klaus Schwab's (World Economic Forum) famous quote: "I own nothing and I'll be happy". Once you lot have passed this bill by referendum, all in the eyes of the common good, because no doubt the campaign will be worded in such a way! None of you will believe the state will actually take you or your parents out of their residential home, that has now become "too big for need" as the youngsters have flown the nest. That they'll be relocated to more "suitable" homes. Note how broadly it is worded. Who the fuck decides on the definition of "common good", "dignified housing ", "appropriate to need"?!
