Cap D'Agde closing down

The Cap is a mere shadow of itself 4 weeks ago as many of the shops have either closed now or reduced their opening hours right back. Some of the most popular bars are closing from this weekend as are many of the restaurants. Glamour has closed as have several of the other clubs. Port Ambonne is like a ghost town. Le Ghymnos is still busy as there is little else to go to eat dinner. For rent signs abound across the village on apartment gates. Even the weather of late has mirrored the gloom the village presents itself at this time of year with chilly evenings of around 14 - 15 degrees and the last four days of overcast skies and showers. Certainly not the time for first timers to come and sample the delights of the village. Such a short season but next June will be here soon, hopefully.

I used to go five times a year plus bank holidays . The third week in September was one of my favourite months .

I was up a 7 am every morning so not bothered about night clubs . Key priority for me was the Sauna open ? I used to host soirees in the apartment so the number of visitors in the village did not matter to me . A personal ad in La Une made sure that there was entertainment at other times .

Different people like different things . Packed bars did not really appeal to me. I am arriving on Monday with partner

True that all people like different things but it really is quiet this year and the weather has been a let down. Lot of people walking around with colds and coughs. Found out today Gipettos is shutting at the weekend as well. All saunas are open though.

Don't know what Cap D Agde you are in, but village far bussier than last few Septembers.

Been on the beach for the last few days...still quite busy and lots actually in the sea. Weather not a problem.

Bodega, pilouterie still open. So is the sauna. Oz still having Friday and Saturday rooftop parties. Glamour also say that they will be open Friday and Saturday till 20th.

Food shops in Heliopolis just starting to run down stocks and party gear at great discount prices.

All now will depend on weekend weather, but it is certainly busier now than any September since Covid. It's May that has really died.

Of course it's not August, but not the crowding either.

Last few years there seems to have been something like RSV (respiratory syncytial virus) in the village in late August / September. Whatever it was, it did cause some nasty chest infections.

Now resistance seems to be building up and jabs are available on the NHS.

We prefer nice sunshine at the beach not chilly winds. Yesterday around 70% of those on the beach packed up and left after 3 hours of sun and then overcast and winds blowing the umbrellas away. We have an apartment by the mall in Heliopolis and for the first time ever we have no neighbours within 5 apartments either side of us. Bars are closing this weekend by us and food places such as La Escala on Sunday. We will be leaving here then as well.

From what owners tell me the accommodation seems more empty this year (has increasingly been since Covid)

However if you go to the Cap at weekends it seems to be thriving.

Friends have said that prices have shot up this last year and many are choosing to rent outside, just coming in for the evening.

We live outside the village and can testify to the huge number of cars parked along the roads into the village not to mention parking everywhere inside at weekends.

So if less are staying in the village, I would say more are visiting for a good night out.

We do have younger French cousins who go in to the village particularly since the females feel safer and less harassed/touched up than in the vanilla night life outside.

Interesting.

We have just come back from the Cap, we were on the top floor of Nature, out of the 9 apartments on our floor, ours and one other was only ever occupied and walking along Nature the vast majority were shut up. Of course many usually are closed most of the time but it seemed even more this year but then the clubs and bars were busy as usual. Didn't make sense until your comment.

Our apartment manager said next year the tax on apartments with kitchens in them will go up by 45%. We tried to get the same apartment the same time next year but has gone up from £900 (hell of a deal I thought) to £1750 for a week!!!! But then it's sold out almost every week next year!!! Crazy!

Anecdotal of course but it seemed 'end of season' in Nature but 'still in season' in the bars and clubs!

One of the biggest changes to rental patterns is the rise of the booking dot Internet site. The traditional, office based, rental agents wanted whole week, Saturday to Saturday, bookings. Now it's easy to book by the day or two on the Internet.

The owners may have attempted to raise the prices but did they actually let them at the published prices ? There is a ceiling to what people are prepared to pay. I have kept prices constant for the last few years and never have any problems attracting good quality renters. In any event the tax referred to is comparably low by French standards

There are two ‘council’ taxes in France for home owners, Taxe Foncière and Taxe Habitation.

Both taxes are roughly the same but if its your permanent home you only pay one, the Taxe Foncière.

Holiday homes (as most of the Cap apartments are) have to pay both taxes.

So the price of owning a second home is double what you pay on your permanent residence.

Since most mayors are reliant on votes from permanent residents it’s seen as expedient to make increases on the Tax Habitation to increase revenue.

In our town, just outside the Cap, the mayor increased the Taxe Habitation by 60% last year.

Obviously these increases are passed on to the renter.

Sadly the weather is grey and overcast again and people are just not about. In our block I would say 80% of property is empty though with just 2 weekends of Glamour club open some more should come in but the weather forecast is poor again. We are considering putting ours on the market soon as the whole picture is changing here.

Thank you all for the updates. As a newbie to Cap this year I was fortunate to spend four weeks in the height of the season. My best time/holiday in many years, some stunning people and I had the time of my life. Thank you to all the awesome men who let me play with your beautiful ladies. I can’t tell you enough how blessed I feel and when I first sat on the beach the couple next to me started to play and when I looked around there must have been 200 people having sex. And that’s how it was for four weeks. I will be back next year providing the mayor can keep it going. It is a special place made so much better by you beautiful people who make it what it is. I met couples from across the world some who have been visiting for the last twenty years. I wish my visit had been sooner as I have lots of catching up to do. And I intend enjoying catching up! See you next year. Any single ladies that want to join me, I look forward to your messages.

We left Cap on Monday after 9 nights.

On Saturday we went into Centre Port for the Brescudos concert in The Ramblas great time. We wandered back about 11pm and couldn’t believe the huge queue waiting to get into the village and the full car parks.

Piment Vert was busy Friday evening.

The start of September was always the start of low season rates when we rented out our apartment through Sylviane Byll.

Having sold in 23 we now pitch up in camping and that seemed really busy last weekend but the exodus begun on Monday.
