Cap d Agde 2022 Visitors listing ( updated March 4th )

If you want to be listed , please add your name and dates in the format as below . If you organise parties / soirees or have any other special requirements add a few words after your location .

There is also a Whats App group for visitors . The group has been running for 18 months . Not everyone can be added but should you wish to be added send details and you will be considered .

*There is one Doctor in the village . ( Port Ambonne ) . Entrance is beside Pizza Flora . *

*Should you require an speaking English Doctor there is one in Cap d Agde near Aqualand. You simply turn up and queue *

* Dr Christophe Crabiers, Ave De La Butte, 34300 Cap D'Agde. . Speaks English, is quite witty, very approachable. His clinic is within half a mile of the gates to the main Cap naturist site. Afternoon clinic, no appt required. Pay him directly, typically €25*

Hospital . Bus services 1 , 2 and 3 all stop outside the hospital . You can just turn up to the accident and emergency department

*Testing for STIs is available at a clinic in Beziers . Private tests in France are inexpensive compared to the UK *

* There is a chemist aT the entrance to the village *

If you want to be listed , please add your name and dates in the format as below . If you organise parties / soirees or have any other special requirements add a few words after your location .

There is also a Whats App group for visitors . Members are from a variety of different countries , some have attended soiree evenings previously and others are friends of those who attended Not everyone can be added but should you wish to be added send details and you will be considered . *Should you require an speaking English Doctor there is one in Cap d Agde near Aqualand. You simply turn up and queue *

* Dr Christophe Crabiers, Ave De La Butte, 34300 Cap D'Agde. . Speaks English, is quite witty, very approachable. His clinic is within half a mile of the gates to the main Cap naturist site. Afternoon clinic, no appt required. Pay him directly, typically €25*

Hospital . Bus services 1 , 2 and 3 all stop outside the hospital . You can just turn up to the accident and emergency department

*Testing for STIs is available at a clinic in Beziers . Private tests in France are inexpensive compared to the UK *

. If you are buying , your first task might be to prepare a cash flow of all the costs involved . Buying to save money should not be the objective as it could potentially cost you a lot more than renting . The objective in buying should be to have a nice apartment / house in which you can enjoy your holiday and of a higher standard than you would normally rent .

When I purchased I prepared a cash flow plan and an estimate of all remedial costs ( complete re decoration , new floor , ripping out bunk beds and wall , , complete bathroom refit , replacement patio door and window plus air conditioning . Luckily all my estimates were accurate and within budget . I did not have to touch my emergency fund . I used a semi retired ex insurance broke who was running a small letting agency to undertake negotiations on my behalf . He undertook most of the work apart from plumbing .

I would recommend buying a property in good condition as work is very difficult to supervise unless you live locally. ( in addition to being expensive ) . I recently purchased a new television and arranging delivery / installation was far from easy ( I use a local agent to give access to the property ) .

Speaking fluent French would be a great help when organising work . I enrolled on French evening classes at Instit de Francais in Central London and despite attending for 17 months did not make much progress Learning French is a time consuming task . I understand documents written in French but do not understand what people are saying

Transactions costs are high when purchasing property in France ( circa 17 % )

My advice would be to browse local agents sites and see which ones are of interest / within your budget . You could then arrange viewings during your trip .

If you intend renting out your property at best you will probably only get a return of about 3 % ( assuming you do not borrow any money )

. Hello . Port Nature is a good location . However it does not really matter where you stay in Cap as everywhere is very compact . However I would exercise a degree of caution about booking if no pictures are available . Anyone letting a property in good condition would have a full portfolio of pictures. Your only problem might be that good accommodation gets snapped up very quickly and that which remains unlet is still expensive and less desirable .

You may just have to accept that the accommodation is in poor condition and book it anyway if nothing else is available . Are any reviews available from other guests . ? How much is being charged and is it through an agency or privately ? If privately I would exercise caution .

I own an apartment in Cap and rent it through one of the booking platforms . On releasing the accommodation this year, I had three bookings within the first day and it was fully booked within two weeks . Anyone boking could see a full suite of photos and reviews from all previous guests .

In order to avoid disappointment , if you do book it without seeing photos expect the worst and hope for the best . It might just be that the person letting it has a poor marketing strategy How many square metres is the apartment ?

We are just leaving a rental in Port Nature and can recommend but depends on your budget and time. Even though we stay in Port Nature we visited the campsite for the first time in 15 years and was really impressed! As said before- just check the pics- no pics no pay!
