A gym with an indoor pool in Morecambe, might make a great place for a swingers club, if someone was interested.. ?

The new Abfabs in Heathrow is a former Gym. It's massive and works well. Only been open a few weeks but great potential gets better every week.

Start with the business case, based on providing what satisfies peoples needs, to see if the numbers stack up. What's your available market, realistic costs of getting the customers, operating the business etc. How's the competition, you'd be different to them etc?

It's a good post op to inform others what's out there

Article said they'd been flooded as well (sounds like it's right on the beach) and insurance premiums went through the roof as a result. Can't see many wanting to take that place on after that.
