Hey, I have a house near Snowdonia that is situated in a beautiful scenic location, I use it to to run a group meditation and conscious yoga practices for a few day a month, but mostly it remains empty. It is a non commercial setup, we group of friends and those who come and practice just volunteer to manage it. I am thinking of either hosting or convert into airbnb for swingers party, but it will remain a non commercial setup and would be run by Swingers friends and volunteers. However contribution for cleaning and light maintenance would be required as expected after filthy play sessions, not expecting more than £5/ person or may be less, will have to do the maths. Here are the questions

Two questions

1) Do I need a license, arrange all the insurance and legal cover before I could use it for such things?

2) How to find people who could either own a responsibility in running and managing it?

3) Any other challenges that I am not aware of besides filtering out right set of people to begin with?

I'd guess if it wasn't a business and you ran the events as private parties with invited guest list then you would be fine

Maybe the same as the other events that you already hold there
