I really want to open my own elite club in yorkshire but tbh don't know where to start any guidance and suggestions on location.

I think you have to ask advice on the local council as it's them that give it the final go ahead. Would love 1 in Bradford.

There's some derelict buildings like pubs that are normally ideal for it as they can look derelict from the outside but a transformation on the inside like HU9 and Decedance as they look great inside.

I hope you manage to find somewhere suitable xx

That's what I think and leeds Bradford is dire for them....

Fancy being business partners lol

On a serious not I'm really looking out for something and think Bradford council maybe a little more relaxed...

I would go and look at other clubs across the uk ...and visit German clubs as a fact finding mission as to what works best, get an idea of capital investment required etc and what type of club you want to be..

I had an interesting chat with the gent that built liberty elites , capital, returns etc ...

There s a lot of legistration to go through in opening up any venue these days plus getting a licence to operate. Some clubs dont offer to sell alcohol which reduces some of it but its still a difficult process to start with. Good luck though and I hope you succeed.

At rippendon your as close to Manchester as you are to Leeds so within 30 miles you have about 6 clubs to choose from, maybe you need 2 weeks holiday. Enjoy.

I think there used to be one in Bradford but I guess the council is relaxed about it as they have a massage parlour.

I do think a place with a party venue which could also be used for other things at other times, bit like bond age rooms for hire types. It would need to be different to the other two clubs nearby as well. Something me and a friend have been thinking about to.

I was serious about investing in a club a couple of years ago (I say investing, more like throwing my money away lol).

However the pain of all the legislation was a nightmare. Your key area is getting the council on board, even if you don’t have a beer licence, you still need certain permits from the council, next is fire, building has to be fire safe with multiple exits based on capacity, a smaller club is easier to open.

Then it’s location, you have to find somewhere that’s not near a school/ nursery, prefer industrial estate and is quite discrete, you can have signs up but you cannot put bright lights saying swingers club.

Finally there is refurbish costs, I estimated £8,000 and that’s with me doing the electrics and most of the labour. Plumbing was a key issue for me, as you need certain amount toilets based of capacity as well. You need a smart environment, otherwise people won’t go.

In the end it was too much, We looked at buying a residential property out in the sticks instead and planned on doing private parties (no issues or legislation to deal with long as neighbours don’t mind lol) this would have been easier but very difficult to make money to keep lights on (cannot charge really).

All in all it’s a hefty task to open a club, but if you find the right space at the right price, then it’s certainly possible, can pay for itself and you are providing a much need facility for this community.

Starting at the east York’s coastline and coming inland to leeds there is only HU9 (in hull). A massive catchment area. Bird, Scarborough, Milton, Shelby, york, Whitby to name a few

It was an old mill and never did concert to a club. It was basically a house with a large outbuilding across the other side of the yard. Their camping weekends were excellent however

This is something I’d dearly love to do although not hugely realistic with where we are in our life at the moment (kids etc). But I did message the council just to enquire (Lincoln) and they seemed pretty open to the idea and that it would just be judged on its own merits. People seem to think that councils are hugely against such things but that’s not always the case so it’s worth just messaging to test the water.

Asylum is apparently in the hands of the hmrc, also it would need quite a lot of work installing showers toilets etc apart from that it would be good idea

Not quite million’s, we estimated £30,000 for a smallish club, mainly catering for more group events. Three of us putting in £10,000 each. Saying that we all have trades so could do a lot of the work ourselves, but even then it’s a lot of money.

We estimated that we would earn enough to keep the lights on and the extra would be for improvements etc (we really wanted a hottub, but it was just out of our price range for a decent one). No chance of the £10,000 back unless we sold.

Glad we didn’t as lockdown would have killed us, still hope to do it one day, rents are going down due to a lot of companies going bust or winding down so there is hope

I don't know about their tax affairs, but the it was a fairly decent size and I don't know the state of it now but when I went before covid it was fairly decent, the newly done half upstairs was really nice.

I think Sheffield would be ideal as the competition is Nottingham and Leeds.

The difficulty is going to be finance and regulations.

Property is going to be pricey given the current market and the limitations on where a club can be situated.

Don't know who told you about asylum but it's not true. The landlord kept in increasing the rent during lockdown citing increased insurance. Lee eventually decided enough was enough and shut it down. Landlord then leased it to a polish club and lee even helped them troubleshoot the venue and signed over the lisence to them. Ripped him apart to do it too. This came straight from Lee (the owner) himself as he's a good friend of ours. We loved that club and are so gutted it's gone.

No. Generating a wealth of income doesn't differentiate between the two. You could be making huge profits but its hard work or you could break even and its plain sailing and fun

It’s definitely not an investment, three of us was going to invest £10,000 each without any expectations we would get any of it back, our only chance to get any back would be when we sell and hopefully make enough to convert the initial investment. We looked at it as a labour of love.

When we did the cost analysis, we figured we could keep the lights without too much pressure (this was pre COVID) however we hoped to reinvest what little profits into the club (new hot tub etc). We wasn’t going to apply for a alcohol license either which does affect profits.

In the end the building we wanted was re-leased elsewhere and we decided to put it on hold. And I think the other two are no longer keen due to their finances being hit.

I can certainly share our research though if anyone is interested.

And can get any remaining money back at any time by handing in the wristband, or keep it for next time.

It worked with the lockers too, so all you had to keep on you was your wristband.

This is the biggest pain when you want to leave and have to find someone to settle your bill, or have to leave money then sort it out at the end, absolute nightmare.

It’s a brill system, gets rid of that awkwardness as well at the end of the night when you just want to go home. More clubs should do it really but it is a pain to implement

It’s already a club so can’t see there being a problem with the council and the refurb costs would be minimal as it’s already set up maybe just a lick of paint and your in business
